But they you know everything you know all the drywall you know they'll flush and very clean clean looking the flooring, you know you have the porcelain tile flooring. But I also want to say with this all going on, it's going to once again affect our market at least that's my prediction. Okay, so why am I talking about this? Well, listen, when it comes to selling your property, you want to get top dollar, right now is literally the best time to sell your property. I will be once again hitting you guys over the head with this now, you know, all these years, you've been listening to me I've been telling you buy, buy buy. And here we are. Now it's at a point where if you have not bought bought bought, you're in a position that you're like, oh my goodness, what's going on? The rates are so high now. And to be honest with you, the rates are still lower than they were in 2018. Now we are up. We're up to over fours, which is crazy, because just in December, you know, we were threes or high twos. So my prediction once again, is coming true. And the feds are saying they're going to raise the rates three more times. Monique, why are you always talking about rates? Well, this affects not only my buyers, it does affect my sellers, my people that are listening to me every week, and thinking and on the fence about selling. Listen, it's time to jump off that fence because I'm here to help you list that property and get top dollar. The reason I say that is because as we lose buyers because of the rates, that's going to affect my sellers, that's going to affect how many offers we get in on the property. Right now if you have a property over in the southwest community, or area, I should say, in many cases, we're getting 20 Plus offers that is an extremely hot area. So as Henderson so as Summerlin, you know, so these are some hot areas here in the city. But pretty much if you have any property at this point. You're gonna get multiple offers. Like I told you guys, I was selling a little townhome that was actually out north. And it went quickly because there's nothing not just it was a nice little townhouse. Don't get me wrong, but there's no inventory. When I pull properties for all of the Las Vegas Valley. Right now. There's under 2000 properties for sale. You know, every day it changes but it's been pretty much fluctuating from like 1900 to 2200 tops that I've seen recently. So like I said, that is extremely low, you guys. What does that mean for a seller that means that people are pretty much going to be competing for your property, because there's very little for them to choose from out there. There's many buyers we are in a very strong seller's market. We say that because there's an influx of buyers, if it was the other way around, if there weren't a whole lot of listings, but very few sellers, then it would be a buyers market, okay, where the buyer has a little bit more of an upper hand, when it comes to negotiating right now the sellers, which is hopefully you that's listening, you have the upper hand, which gives me the ability to negotiate different things for you, if you need a rent back, if you're planning on moving out of the state, and you need to, I actually want to give a shout out to one of my listeners, Miss Bonnie, she's a sweetheart, she's going to be moving out of the state to go ahead and get with her grandbabies. So she called me I'm going to be listing her property with my team member. And she's going to go ahead and move with her grandbabies. But we help you figure it all out, you know what I mean? So we'll give you the ramp app, we'll negotiate that for you, we have moving partners that we can refer to you, you know, we usually usually try to give you about three, so you can make your own choice. Of course, if she's going to probably go with renting a pod, I believe that will help her to make that transition, we don't just take the listing and drop your hand. Okay. So that's, you know, that's what we do, we try to help you figure it all out, give you your options of selling your property, cashing out that, you know, equity. And then if you need the equity, in other words, if you need to get the money first, we can go ahead and do a rent back, okay, my seller needs to go ahead and secure the 250,000 they're going to make on on me selling their property. So they can use that money to go ahead and go wherever they're going. Well, we can go ahead and do that. That way, you have the money. Now you've got the money to go ahead and get the movers do this, do that you know with ease. So there's ways that we can negotiate many different things. All it is is a phone call, and some advice coming straight from me. And my team to help you figure this all out.
