Well, hello, hello, hello, Las Vegas. It's Monique Buchanan, the host of the welcome home and Monique show your local Las Vegas Real tour. Listen, I hope you guys are having an amazing Saturday. And listen, I've got another great program that I want to present to you guys this weekend. This is an amazing program. It's been around for many years since 2011. It's pretty much nationwide, there's only a couple of states like Montana. And I want to say what is that? I don't even know Wyoming, a couple little states that do not have the program. But more than pretty much the majority of the country has this program available. So when I start going into this amazing opportunity, please, please please remember, like I told you guys before, I have a team that is nationwide actually have team in 18 countries, not just here in the States, I've got people in 18 countries. So if you have family members, or loved ones or friends that you think might benefit from anything that I talked about on the show, please just keep that in mind that I do have a very far reach. Okay, so if they're over on the east coast, west coast, Seattle, Texas, Georgia, wherever I can assist them, me and my team can assist them. So today's topic, you guys have heard me talk about the rental hardships that are going on here, not just here. Really this nationwide. Nationwide. Like I said, my team members from all across the nation. They they're telling me the same thing that you know what's going on here is going on there. Except here's one thing about Nevada and Las Vegas, there is no rent cap. Okay, none at all here in this in Nevada. I don't know if you guys caught channel 13 news. What was uh, yesterday, the young lady was on the news. And they were talking about the frustrations that like I've been preaching for months now that the renters are going through, which is they're asking for extremely high credit scores now to rent they're asking for over 656 60 In many cases over 700 are also hitting you with a third security deposit. So they were talking about how her rent went up. $600 So she was paying 1200 This was on the news, you guys, I was listening to it. I said, Wow, there you go. You know, the stories I hear every single week, I hear somebody calling, you know, calls me and tells me Hey, they just went up on my rent $300 You know, this lady was on the news. And she said, hey, they went up on my rent $600 Well, there's no rent cap in the state of Nevada. So, you know, just like the lady on the news said, she said, Hey, I might as well buy a house. And she's right. She goes that way. I don't ever have to worry about anybody raising my rent. And that is so true. So true. Okay. You don't have to worry about anybody ever raising your rent, if you purchase. And this is a unique time, because it's actually, in my opinion, easier to purchase right now, then to rent. So why are we even looking for rentals, it doesn't make sense become a home owner. You know, let's let's just lay it out real quick to rent you have to put in an application, they've got to run your credit. Okay. They're looking in most most instances, they're looking for you to have what? Over a 650 credit score. Okay. You know, they are looking for your employment history. Okay, now let's talk about purchasing. You know, in with me, I've got programs that you only have to have a 600 credit score. Yes, we still need to run your credit just like it is due to rent. It's the same process, but why not try to go ahead and buy you know, and like I said before, $400,000 house with one of my programs, you're coming out of your pocket with less than $1,000 Okay, I've talked about that program. You have to be a civil servant, or be a retired civil servant, or applying to be a civil servant, as long as you can prove it, you know, firefighters, nurses, teachers, county workers, city workers, you can get a house with very little out of your pocket in many cases less than $1,000. That's one program. The other program you're going to come out of your pocket with around $8,500 on a $400,000 purchase, guys to rent you're gonna come up with that anyway, so why not go ahead and purchase Okay, so anyways, so I want to just bring that up because I just seen that that that, you know, story on channel 13. I said, yeah, it's just it's rampid in Las Vegas right now, for my renters. So here you go, guys. I've got a wonderful program not just for my renters, but maybe for my clients that aren't quite ready to buy their credits. Not there. They know their credits, not there. That's why they've been avoiding me. Okay, so they already know, well, Monique, my credit is not there. I don't even have a 600 score. Well, do you have a 580? Okay, so back at it, if you have at least a 580 credit score, please do not change the dial. I am or if you know someone that has at least a 580 credit score. Like I said, if you're a renter that's been looking for a home and just could not get approved. But you do have that 580 credit score, you're moving here from another state, you're not quite sure if you want to buy but you don't want to miss that, that opportunity to possibly buy. Or if you already know that your credit is you know, not at that 650 Okay, or if you're a first time homebuyer, you're just cautious about buying right now. But you know, you do want to buy in the future, please make sure to listen, because this is a great opportunity for you. So I've got a program in place, right? You have to have an annual household income of at least $40,000. Okay, you do need to have at least a 580 credit score. You can not have any chapter seven bankruptcy, if it's paid off, they may be able to work with you. Chapter 13 is fine. Okay. No criminal history for the last six years. No evictions for the last six years. All right. Now you do have to have verifiable income. Obviously, that's that's normal for anywhere in anything, right? Well, guess what? Let's get to the to the good part. So I have this program where they will actually buy a house on your behalf. cash, cash, that is huge. You guys, they'll buy the house cash for you today at today's price, okay, they're gonna lock that price in for you. Okay, and give you an opportunity to purchase within five years at that same price. So what you guys agree on today, whatever that purchase price is, it's going to remain the same. In other words, if they say, hey, we'll sell this house to you for 350,000 or 400,000. And then in five years, that house goes up to 455 50. They don't turn around and say, well, now we want more money. No, they agreed to sell it to you today, at that price, and that's the same price, you will get five years down the road, okay, they're going to buy it for you, you're going to pick out the house, just like any other buyer that I take out, we're going to look, we have a $500,000 Max that we can go up to, we're going to look at the houses, you're going to pick out your new home, they're going to buy it for you cash, okay? Cash, which means a lot because if they if you have been looking for houses right now, and you're approved, and you keep getting your offers rejected, and then somebody's coming in with what cash, and they're getting the house that you wanted, now you are in that position. Okay, so now you have cash, and you're gonna get your home that you want, because you're able to come to the table with that cash. So that's why I say even my people that have been approved and have been looking for homes and just can't get it accepted. This is an option for you as well. My renter's, I can't get a rental application, stop renting. Go ahead and rent and not okay, if you just want to rent, listen, at least this company will tell you what your rents gonna be for. If you decide to stay up to five years. Each year, you will know what your rents gonna be. They never go up more than 5%. So you'll have stability, you'll know. Okay, great. At least I know, even if I don't want to buy this house, there's no penalty to not buy it. You picked up the house that you want to live in, even if it's just to rent, okay, you can walk away with no penalty. This is amazing, you guys. So if this is interesting, you my phone number is 702. if you're wanting to rent, you can rent with a peace of mind knowing what your rents going to be. They lay it out for you. Here's your rent for this property for this home that you picked. You picked up the home. Here's your rent for the next five years. if you so choose to stay up to five years, you don't have to. Okay, you do have to have a commitment of one year. All right. But here's what we're gonna charge you we never go up more than 5% That's amazing. That's like $75 tops. Not like this lady said on Channel 13 $600 That's ridiculous, you guys, you know. So listen, you've got a peace of mind. You know you When your kids are not going to get a 30 day notice on the door, because they've already laid out for you, hey, this is your home, at least for the next five years it is. And if you want to buy this house, then you have first right to buy it, you can buy it at any point within that five years, okay, they even have a partner that will help you get your credit where it needs to be, and they have a lender for you. So they will guide you on getting your credit, right? While you're living in that home, in your home. And then when you say okay, my credits where it needs to be, they will get you with the lender to go ahead and buy the home. I mean, guys, my goodness, you know what I mean? This is It blows my mind that there are so many programs in place to help you become a homeowner. Now you have zero excuses, zero, because even if you do not have stellar credit, you have only a 580 you can utilize this program. All right. Let me just go over a couple more things. So like I said, you can pick the home of your choice if it needs like new carpet or new paint or something like that in it, but you know, just doesn't have really good carpet, because they do want the home to be in decent condition, obviously. Alright, then they'll go ahead and do those repairs for you. They'll discuss how much that's going to cost. And then you guys will work that out as far as like, I think you'll pay a little bit extra per month, you know, if you agree to have those repairs done. So that's amazing, right? Like I stated before, no sex offenders, you cannot be reached a registered sex offender, no evictions. This is some of their stipulations, no chapter sevens. If it's paid off, they'll work with you possibly. Chapter 13 is okay. You cannot buy a house in a flood zone. Alright, obviously, they want you to have a good solid home. The home can not have any least solar panels. And it cannot be more than six bedrooms. Okay, so they do have some little stipulations, but it either is not area specific. So you can choose whatever you want. You just can't go over that $500,000 purchase price. Okay. I looked on their website. They do have some homes. Here was one example. They had a house that was 320,000. Okay, and your payment per month was around 1900. Well, guys, that's pretty comparable to what rates going for anyway. So now you're purchasing at $1,900 a month. Okay, for this $320,000 house, which I thought was a cute, three bedroom two story home, it looked newer probably like to fit 2018 ish. And your rent is $1,900 Well, guys, that's comparable to what you're paying anyway. The lady that had her rent go up $600 She was in an apartment in southwest area. That's crazy. So her her rent was 1800 for an apartment. Now you have a home with a yard, you know what I mean? In many cases, if that's the house that you choose, you get to choose the home you get to choose the home this is a lease option to buy Okay, so you're leasing it even if you lease the house for two weeks and you're able to buy it you can do so you can buy it at any time guys this is awesome. It's awesome right? This is a lease option a lease purchase. Okay, so this is a lease option to buy program that I have accessible to you. Okay, I am one of their preferred agents. And let me tell you what it does. It lets you choose your own home for sale so you don't have to just look at rentals. You can look at homes that are for sale because they're going to purchase on your behalf with cash quick closings, so for my sellers, if you're listening, this is amazing too because here we come. I'll be coming to you with a cash offer. Okay closing quickly and get this even if my buyer backs out of the deal. After the inspection is done. It's a guaranteed sale. So no matter what I'm able to tell the sellers when we're putting in the offer on my buyers behalf. This is a guaranteed sale that is powerful. In this market, when you have a lot of competition, when me as your agent, I can say, hey, I guarantee you that you're going to get this home sold with us, there is no dropping out of escrow, no loan contingencies, no appraisal contingencies. Because there's no loan or appraisal, cash. Cash is king guys, right? So that's really awesome. So once again, lease option, they're gonna buy it on your behalf, it is not area specific, you can purchase wherever you so choose. Okay, the only thing is, there is a $500,000 cap right now, that might that may go up right now, it's $500,000, you do have a one year lease commitment, but it's standard security deposit. So it's nothing out of the ordinary, no high down payments or anything like that, you're not going to do that, you're just going to have a standard security deposit like normal. Alright, standard standard rental deposit. Okay, you're locked, your rent is going to be locked in for up to five years. In other words, you don't have to live there five years. But if you so choose to live there for five years, your rent is locked in, okay, you will know each year what your friend is going to be. Okay? It will automatically renew, unless you give them a 60 day notice that you're going to move out, it automatically renews. All right. Also, your purchase price that they tell you that day, today's price that they give you will be the same price even five years from now. So if they tell you that they're going to sell you this property, for $400,000, or whatever, $500,000. Even if that home goes up in value to $600,000, in five years, you're still getting it for the price they put on the contract. Today, guys, that is phenomenal. And there's no obligation to buy. So maybe you live in it a couple years, and you decide, hey, I want to move back to Missouri. I want to move back to Texas. I just don't want to live here. I don't like the neighborhood. That's fine. You just have to give a 60 day notice, okay, you have to finish out your lease, of course, but give a 60 day notice. And you can you can move on no penalty. All right, you get your security deposit back, you know, as long as you love the house decent and according to the lease terms, guys, this is amazing. You know what I mean? You only have to have a gross income of $40,000. Okay. $40,000 No evictions in the last six years. Okay. And also no felonies in the last six years. All right, no, Chapter sevens. If you paid off your chapter seven, they may work with you. They told me to make sure to state that. So they may work with you. If you paid off your chapter seven, if you have a chapter 13 That's fine. No big deal, though. That's fine. We can get past that. All right. So you guys, you're gonna have you know, security and knowing that you won't get a 30 day notice on your door, stating that, hey, you've got to move out in 30 days, because we've decided to sell the home. All right, maybe you're just you're not just ready to buy yet. You're just not sure, you know, but you also are scared of losing the opportunity to buy you're scared of losing. Or like I say you're scared of getting priced out because it very well could happen. I mean, this is like a win win. You lock in today's price for up to five years. So that way, and there's no penalty for backing out so that way if you decide to purchase great, you get you got five years, get yourself together, they even give you a credit assistant, they partner with some people that will assist you on getting your credit together. Okay, they'll help you with that.

They even have a lender. So when you say okay, great, my credits ready, and I'm ready to purchase. Perfect. They've got you covered. Okay, or maybe like I said, you maybe you're just relocating here to Las Vegas, you're not quite sure if you want to purchase, but you also don't want to miss the opportunity. The great things you're hearing about Las Vegas Property right now it's going up like crazy. People are making tons of money on when they purchased here in Las Vegas. And we don't see any signs of stopping. Hey, but listen, you can back out for any reason or you can take advantage of locking in that rate today. I mean, there's a multitude of reasons or you're just exhausted renter that's been putting in $100 applications all over Place, you know, hey, you can still rent, but why not have the option to buy? It's a win win. All right, maybe you're discouraged by or you're already been, you've already been pre approved. You've been out there looking. But you keep getting beat out by these people and folks with cash, you know what I mean. But guess what, you're going to turn into one of those people with cash, because they're going to purchase on your behalf with cash, I'm going to represent you and be able to say, hey, my buyer is a guaranteed buy, this is a guaranteed buy, My offer is a guaranteed buy after we pass inspection, it's a guaranteed buy for your seller, that is beyond powerful, you guys. Okay, there's very few folks that are going to turn that down. That's a great offer. So anyways, once again, if he if this interests you, or maybe you know someone that this can be a blessing to, I was just speaking of a lease option to buy, you know, or what do we call it another word is rent to own. All right. But it's very unique in the fact that you're not obligated to purchase, it's very unique in the fact that you're able to lock in your purchase price, today's purchase price, and pay it five years from today. Okay? It's also very unique in the fact that you're able to know and have that stability of knowing what your rents going to be for up to five years, they lay it out for you before they go signing, hey, here it is straight up, this is what it's gonna cost, we don't raise our rent more than 5%. So it's around 50 to 75 bucks a year that it's going to go up. So at least you know, that hey, one thing they can't put a 30 day notice on my door, me and my family don't have to up and leave out of nowhere. Okay? We also know that we can buy this home that we chose, okay, that was for sale that we chose, in the neighborhood that we want to be in, we have the opportunity to have the first right to purchase it and buy it at any moment. Within this five years. Okay, we don't have to live in this home for five years. We can live in it for one year, finish out our lease and decide that we don't want to live here anymore. That's fine. There's no penalty. Okay, so this is amazing program. Like I said, I just you know, with everything that's going on, I've got quite a few buyers. You know, and and I, you know, I hear it, you know, it's like, listen, unless you have money, cash, or you have money to come out of your pocket above and beyond. In many cases, your your, your offers pushed to the side, okay? You have to have a creative realtor that knows that knows many people and many realtors in the city. Luckily, a few of them like me, thank you. And you know, but honestly, a lot of buyers are out there struggling. They're struggling to get their offers accepted, this is an option for you, you can take advantage of this program as well. Alright guys, so let's go ahead and pivot. I have been talking about that other downpayment assistance program, you guys know, I have many of them. And once again, this downpayment assistance program is nationwide, there's only a couple states, I believe it was Hawaii. There was a anyways, there's only a couple states that cannot use it. So if you're listening to me in another state, please don't hesitate to go ahead. And if you want to find out more about it, my number is 702. Okay, even if you're retired from working any of those, even if you're retired, or I believe if you even volunteer, or if you Yeah, if you volunteer for any of those, even if you volunteer, or if you plan on becoming employed or volunteering for any of those that I just named off, you can be approved for this grant. It's going to take care of your entire downpayment and pretty much your entire closing costs. It's 6%. So like I told you guys, whenever you purchase a home, you pretty much are looking at about 6.5% of the purchase price If that's what you're expected to come to the table with, okay? So if you're looking at a home for $400,000 with this grant, you're gonna come out of your pocket less than $1,000 In many cases, okay, so this is a phenomenal grant.
