Well, as you guys all will know, at the end of every one of my shows, I always invite all of you beautiful people to my church Living Word Church on hassle. Therefore, you must know that I am a follower of Jesus Christ, I am a Christian, real tour. And that kind of plays into what we have today. For you guys. There is an art form that I am humbly and I'm happy to say that I am part of it is called his move.com Christian real estate network. I have been a part of this network for a couple of years now has been a blessing not only to myself, but to my clients. Just it gives you an opportunity as a real tour, a Christian real tour to witness god's hands in your transactions and to meet other believers. What am I talking about? Monique, I am talking about a platform that allows you anywhere in the United States to find a local Christian Realtor to help you with your real estate needs. So before I say any more, I want to welcome one of the founders, Mr. Justin Smith. Hi, Justin, how are you today?

Absolutely. Thank you for coming on. I was so excited to have this show. My I've shared my testimony with my listeners many times, typically always share it around Christmas. You know, but I'd love for you to talk a little bit about this platform, because it is a blessing to many. And so if you want to just kind of share about like, you know, how did you guys get started with his move.com?

Yeah, you bet. Yeah. So we started in 2002. My dad is a real estate broker, he was a REMAX owner for a long time. And we got I was introduced, you know, as a young man introduced to the concept of a referral, and just instantly, just kind of was able to catch a vision for how powerful a referral is a personal referral, and, and realizing in the real estate community that you can actually get paid for a referral. So you referred someone to another agent, you can actually get a commission back for that. And that was kind of Yeah, that that concept was just really powerful to me. And once we, once I kind of understood that to a great degree again, I was just young, immature, young man, just starting in the business. We kind of looked at say, Well, what what kind of affinity groups? Do we Are we familiar? Are we familiar with? What who do we who do we talk to all the time? And who, you know, who do we get along with? Who do we connect with? And for us that was that was believers was Christians. And we you know, my dad had already done so much business through his church over the years, he was in a fellowship group of Christian real estate agents that would just get together and, and spend time together and pray together locally. And so we set up this website that was his move.com to just and it really had no expectations, just, hey, let's see if we can bring some people together. And it what what happened is we kind of sort of caught a tiger by the tail at the time. And we noticed that a lot of agents around the country were were believers and wanted to not only connect with each other, but also love to work with with with other people and figuring out that there was a need, specifically for people that want to work with a Christian Asia. Right. And so that's, that's kind of the very short version of how that started.

Yeah, and what a blessing it was that you did come up with that great idea to not only connect realtors that are Christian with each other, but also clients that are looking for a Christian Realtor as well. And you know, it's a beautiful thing because I'll tell you what, when you when you feel like you have the ability to have a Christian Realtor, you, you know that that person is there, their belief system is aligned with yours. That foundation is there. So you just you feel more at ease knowing that you guys can pray together if you know like, you know something pops up within the deals and that happens quite a bit right As realtors, there's there's many obstacles that will pop up throughout, you know, the whole ordeal of purchasing or selling a home, and to be able to grab your clients hand and a touch and agree and pray over that thing. And then watch God move within that deal. I mean, it's amazing, Justin, it truly is.

Yeah, yeah, the transactions are just so complex. And what we found is that, you know, you know, the real estate transaction is one of the most stressful events in life, I mean, it really, it ranks number three, as the most stressful event that most people will go through, you know, only about only behind death and divorce, I believe it. So it's a really, really, really big deal to have somebody that you can not only believe is competent, knows what they're doing, has integrity, all that but but also, somebody that you can actually connect with on a personal level is a bigger deal than I think a lot of people think, to be able to actually truly trust them. The use case that I normally give to people is someone that's a buyer moving across the country, maybe for a job relocation, and they know nobody over there, right. And so they might know their employer, but the number one person, the very first person they contact or get in touch with as a real estate agent. And that can be a great experience, because that person is helping them relocate, it's helping them get the lay of the land, you know, in our case, they're trying to help them find churches and all kinds of different community there. But it's a really big deal for people to be able to have that, that ability to do that, to be able to trust that person, because you're kind of putting your life in there, you know, in that agents hands. Yeah, so because it's such a big transaction, we found that affinity is just such a big deal for the client, and the clients can, you know, as agents, of course, we will work with anybody, of course, it doesn't matter what your beliefs are, right. But as a client, you have a lot of power, you can actually choose whoever you want to work with. And if you if you choose that, that space affinity is a really important, important to you that ethic that those values are really important to you then then do it, you know, right, right. So I think a lot of people don't don't necessarily think that way. Of course, they should be looking for competency, and, you know, reviews and all those other kinds of things. I think most people do that. But to have that extra layer of trust is is a pretty important thing. And we're seeing that from experience.

Yeah, absolutely. And then another thing is as, as a Christian real tour, you know, it helps renew your faith, and it also connects you yourself with other believers, you know, and we all know that our faith grows, you know, you know, within a community of each other. So, even myself, I struggled with finding friends that were also that had the same Christian beliefs as me. And so this platform of yours has moved.com, I have now not only closed on homes, with my clients who are believers, but gained friends, you know, while doing so. So that's incredibly valuable for me, personally, you know, so anyways, let's move on to this. How many people do you guys think you have helped or since Wow, since 2002, can you even put a number on? How many people have helped?

Oh, gosh, I would say average, a couple 1000 a year, probably over that amount of time. So I don't know if we've ever actually looked at the poll numbers. But that's something something around their work. We're small. It's we're a humble, small little company, you know, so we don't? Well, you're in every state, though, right? Yeah, hundreds of 1000s of deals or anything like that. But yeah,

but that's the thing that now you just made a very good point as well. So you're saying, you know, you're very humble, you're saying, Oh, well, you know, we're small, we, you know, we're not huge. We're not closing 1000s and hundreds of 1000s of deals. But here's the point. Here's another point about having a Christian Realtor, our motivation is not money. We're not money driven. You know what I mean? And that's huge. Because what I have found is that if you're money driven, there's a window of opportunity for you to compromise your buyers needs to maybe gain more money. So that's why I pride myself on saying no, I'm not money driven. Because I know where my help comes from, and you know, where your help comes from. And that's not for money. It's from the Lord. So, yeah, like you said, yeah, so anyways, but you have many agents and they are spread out throughout the country. Is that right? There?

Yeah, we have. I was just looking at this yesterday, we we have 3600 agents right now. And they're in every state. We've even got about 50 in Canada right now. And yeah, they're they're spread out pretty evenly. So it's, we have coverage in most places. I'd say probably about 90% of our requests. We have somebody and if we don't we have systems in place to find people quickly if we need to, you know, sounds

God has blessed me with this platform, I am humbled. I'm also very humble. I'm not, you know, ranking in millions and billions of dollars. But I am so blessed with each and every client that the Lord sends to me and I truly believe Justin. Over the years, I've been on the show for three years, I truly believe every single time my phone rings, it is because the Lord has put on their heart to call me. Some of those are just relationships that we've that we've formed over the years. We have another missionary named Zuly. I can't always pronounce her name is Julie Ruano. She is in my Ark, Majorca, Spain, she's also a missionary. We have another one named Nancy Nancy ship key. She's in Mexico, doing a lot of work down there. Nice. And then a couple that are a little closer to our hearts that were a little more personal to us. One is called crazy State Street street ministry. And this is a family that literally just started their own homeless ministry in Pueblo, Colorado, which there's a pretty large homeless population there. And they go out every week and do church right on the street. And they feed people every Sunday morning. And they have a couple 100 people show up every Sunday morning, and they do church and has helped a lot of people get off the street. And then two more went one is agape bags, which is a ministry my wife and I started is a homeless ministry. It's a very, very simple ministry, we basically provide these drawstring backpacks, and we provide Bibles and tracks. And what we do is we ship them across the country, and people use them for homeless ministry. So the idea is that you get a bag in a Bible, you fill the bag with food, toiletries, kind of anything you want. You could do like personal letters and things like that. And then you hand them out to people in in your community that are that are homeless, you can use them for outreach ministry, you can use them for missions, you can use them for all kinds of stuff.

That's a great idea. So you guys provide the Bibles and tracks and then they can put whatever else they want in the bag to be a blessing to the people that are in need. Awesome. And that's agape bags.

I got the bags.org and you can order free bags there. We ship them out. And then the last one is probably the dearest to my heart. It's called the Bridge Youth Center. And that's something my wife and I started in 2016 and it's in southern Colorado is Canyon City, Colorado. It's a very poor community. It has 14 prisons, that's the prison capital of the country in that area, and it is a free Youth Center where teenagers can come and hang out after school. They can hang out on Friday, Friday evenings, and it is a in a Christian ministry. So but but primarily we're just trying to like hang out with kids and get to know them and, and just speak into their lives and there's a lot of vocational training. There's a lot of lot that goes on in that ministry that's very near and dear to our heart. So

that's amazing. Yeah. Yeah. Because you're also sharing Jesus with them as well. Yeah, that's awesome. So yeah, so if you're just tuning in this is Monique Buchanan. You can Yeah, so it is a I'll just tell you really quick how it works. Because we do usually get a lot of agents that that are interested in, we do just a very small flat fee, that's a lifetime membership fee. So you never pay a renewal or anything, it's $49. And that basically gets you into the network. So it gives you access to like our private Facebook group for agents, there's a couple 1000 agents on that. We have a private member website where you can kind of go and find other agents in the network. So that's a lot of agents joined for that reason. So they can find other members and then make referrals themselves for their own clients. And then and then it also allows you to receive referrals directly from us just from our marketing. So if we get a buyer, let's say that say, Hey, well, you know, we're moving across the country, and we are looking for a Christian agent in this area, they can make that request on our website, and then we refer that out to our members. And so and that's just a standard kind of referral fee for that. And so, pretty, pretty straightforward. It's really twofold. It's it's connection and fellowship and networking with other Christian agents. And then it's also referral sending and receiving referrals, as well. So that's, that's kind of it for agents what it's all about.

But you know what my favorite part is, Justin, are the Tuesday morning prayers that we have every Tuesday where we yeah, we pray over our clients, we pray over our businesses, our families, that is such a beautiful thing to be praying via zoom with so many other Christian Realtors all across the country, right? Because like you said, yeah, what did you say it's number three. Like, it's a very stressful thing for the buyers and sellers. But it's also stressful for us as the realtors, you know, without God, how will we do it? Because let me tell you, so we have to keep it together for our clients. And, you know, with our faith, you know, activated and every Tuesday getting a fresh, you know, fill up a faith, it really helps us to get through those times with our clients, and just watch the hand of Jesus work in many of our deals. So I want to thank you, Justin for this platform that you embark came up with, and it's been such a blessing and praying for you and your family. And I want to thank you for coming on.

But let's go ahead and pivot. Let's talk about what's been going on recently. I want to give a shout out to all of my sellers. We are all in escrow. And guess what? I sold each and every one of their homes for top dollar list price for over. So that's awesome. So, my buyers, all of my buyers right now are in escrow. Okay, so this is like a sweet spot for me. Everybody's in escrow. So all of my buyers are in escrow. And guess what each and every one of my buyers received? Our I should say, I was able to negotiate and get them closing costs from the sellers. Yes. So congratulations to all my buyers as well. Now, if you have been thinking about purchasing, but you remember me always talking about the downpayment assistant programs. I want to kind of touch on why you have not heard me speak too much about them. Yes, they do still exist. Yes, they still are around. But here's where the problem lies, okay? The problem is that the downpayment assistant programs, they have rates that are locked, okay, and they're typically a little bit higher than the today's rate. So with that being said, there you have rates that you cannot buy down, like I've been doing with all my buyers, you cannot buy down the rate because it's locked. Also, you are not supposed to be able to refinance your property for up to five years. If you do so you have to pay all that money back. So that's why I've not been talking about downpayment assistant programs so much right now, because honestly, I just I figure, if you can buy down your rate, that's the better way to go. If you can take a little money out of your 401 K, your IRA, or whatever you have savings, that's the better way to go. Because then I can negotiate, you know, closing cost to buy down your rate from the seller. In many cases, that's what I've been doing. Every single buyer that I've pretty much been closing on the last year. So that is a strategy that me and my lenders have been taking to get our buyers into homes today, with the rate being at 7%. But yet, our buyers are getting their homes, at, you know fours the high for, you know, 4.75 or 5.25. Because we are taking the funds that I'm negotiating and buying down their rate so that the monthly payment is now affordable. Okay, so that's probably the better way for me to say it, we have figured out a way to make the monthly payments for the homes today. more affordable than just buying them straight. And you know, having the rate that's out there right now, okay, so that's something that me and my lenders are doing, obviously, if we were able to buy down the rate to the fours, then obviously, they probably are going just going to go ahead and keep that for 30 years. But if we bought their rate down to maybe the six or the you know, high fives, once the Feds go ahead and lower the rates, you know, that's what everyone's saying they're gonna do next year, soon as it happens, I should say, they can go ahead and just refinance out of that, and get into a 30 year fixed, lower rate of whatever that may be, if it's in the threes again, great. But if they already have a 4.25, and the Feds lower the rates, but they don't go all the way down to 4.25, then they can just stay because we bought down their rate. This way. They do not have to fight anybody for their home, or just take whatever's left over because there's so much competition, because that's what's gonna happen you guys win. And if the feds do lower these rates, everybody's going to jump at the houses because there's still a shortage of inventory. There's very few homes for sale. So imagine that you only have six Playstations in Toys R Us. It is Black Friday, okay. Now what makes you think because that's basically what everybody's waiting on their hands right now going, Oh, we're gonna wait for the rates to drop Guess what? You're outside waiting for the for me to open up the door. Or better yet for the feds to lower the rates, which is opening the door to Toys R Us. And then everybody trampling each other trying to get to that play station. Okay, just like Arnold Schwarzenegger in that movie.

What was that Christmas movie when he's trying to get his kid that toy? Jingle All the Way? That's right. Thank you, Wes. My producer said Jingle All the Way. That's literally what's going to happen you guys. Okay? Because we have very little homes for sale. We have very little play stations. So once those rates come, you know, dropped down low, you might as well look at it like a Black Friday sale on Las Vegas homes. You don't want to get trampled, trying to get to your home because that's basically what I'm saying is gonna happen. So instead of doing that by the PlayStation at full price, which is the house right? And then when they drop the sale, in other words when the Feds lower the rates, go take that PlayStation back into Toys R Us and say hey, I want you to honor The sale price. That's what you're gonna do when you allow me to purchase a home with you today. Okay, you're gonna allow me to purchase a home. And guess what I have a coupon. me buying down the rate for you is your coupon so that you do get a discount on that PlayStation slash home today. I hope this is making sense. All right, that's what we're doing buying down your rate. That way you don't, you don't have to worry about having that astronomical price. We're getting you a lower price for the PlayStation slash home. Now, when the Black Friday sale comes, you're able to take that PlayStation back into the store and get that price honored. You're able to say, Hey, I already have my home, I don't have to be trampled trying to get it or have to, you know, offer 30,000 over to get it. I already am in my home. Thank God. Now, I can just go ahead and refinance my home and take advantage of that Black Friday sale. Right. So I hope I hope you guys didn't you know, I didn't lose you with that. But that's what you know, that's how I look at things. That's exactly what's gonna happen. All right. Listen, they're hard to come by especially when they're 4400 square feet. Yes, this builder is a brand new home builder for 660,000. They have homes that can be readily available to you are they're already being built right now. You can move in as early as October. You heard me right 4400 square feet, and they go all the way up to six bedrooms. And that's including a one bedroom apartment connected to the home. That's right guys, three car garages. Really good size lots. This is in the new northwest area, the totally Springs area to be exact alley onto area, and they have some all the way up to 4400 square feet, you guys. They have another one that's 3800 square feet. These are both two stories. That 3800 square foot one that is 630,000 Before the 400 square foot one is 660,000. And then they have a single story ranch home option. Now that single story ranch home over 2700 square feet, I think it's 2794 to be exact. That one's going for just over 600,000 You guys 607. So once again, 4400 square foot multigene. That's what they call them when they have a one bedroom apartment connected. That's going for 660 3800 square foot two story is going for 630 and the 2700 square foot ranch single story is going for 607. And by the way, you can move into these properties as early as October.
