When you fly over big as you look down and you think there's a lot of land. But actually that land is owned by BLM. And they release it in very small amounts. So what are builders out here having a trouble or having trouble with is finding, like you said lots to go ahead and build on our land to build on. Oh, so you heard that. So it doesn't necessarily have to be Atlanta. She's got many opportunities. It'd be a quick chit chat. And she'll let you know exactly what those opportunities look like. Right? Absolutely. Right. Okay. I'm curious to know, how much does, you know, let's say, I don't know, five acres, something like that go for you know, they want to do a development.

So in Atlanta, I can speak for our immediate market, we have a very diverse price, bracket, location, location, location is the first thing we learn in real estate. So it really does matter how close you are in the to the city of Atlanta city limits. And so the closer you are to the city, the more expensive it is. But there are some great suburban areas, some great outer markets that are, you know, growing good schools, great proximity. And so you could probably get about five acres right about now for about 100,000 to 120,000. That would be undeveloped. Now when we start talking about develop lots that could, you know, we're looking at now develop lots of running. The cheapest I've been able to find is about 36,000 37,000 per lot, but they're all the way up to 100,000 per lat. So it just really depends if it's developed already meaning ready to go. The builder just pulls a permit or if it's a raw piece of land, that you have to come consult with us, and we literally go down to the city or the county, get it approved, get the plat map done, and all of that pre work for the development. Okay, so

you're like a one stop shop, you get everything put together for them so that they don't have to run around. Absolutely. Well, that's amazing. All right. Well, let's segue on over here into Bilbao as well, because, you know, he complements Ms. Karen very well, because he has everything investing. Okay, so if this is maybe your first time you're thinking, you know, I've got a good chunk of change sitting here, you know, and I'd like to invest. And wow, Miss Karen, you know, that blows me out the park what she's talking about, that's not a lot of money. I can maybe, you know, go ahead and, and move on that. But wow, where would I start? Well, Mr. Bullough, Sharif, is your everything investing? He has literally been doing this since he was what? Why? How old? Were you? 17? Well, I

actually started at 2223. But I knew I wanted to do real estate, and investing since I was about 1213 years old.

That's amazing. That's awesome. So he definitely has the experience under his belt. So go ahead, and, and just let us know what you know, how do you help help people they call and say, hey, I want to invest? I'm thinking about maybe I want to build a couple homes? Yeah, well,

first, you know, I just have kind of a session consultation to see what their goals are long term, short term goals, see what type of capacity they currently have, and try to see if you know, you know, we can come up with an investment strategy based off their risk tolerance and their goals, you know, some people are more aggressive, and, you know, put money of, you know, upfront to whether they look into really, this flip property, versus some other people may be a little more conservative, and they just want to find something that's gonna just have a little bit of cash flow with some other potential appreciation later, and just holding rental properties. And we do have property management as well, for those people. And a lot of the clients are out of state as well. You know, we've managed and helped facilitate deals and transactions.

So you deal with a lot of hours out of state people already. Yes, Andy,

even prior to me getting licensed, you know, facilitating deals, I was doing that, you know, even while I was, you know, still, I was teaching at the time, but I was I knew I was I had three houses before I took that full time teaching job. So I was already kind of facilitating deals for people in state and out of state, from Boston, New York, they come in identify, you know, look at a few assets, that, you know, pick one they wanted to be a part of, I would get them approved with a private lender, hard money lender, and, you know, help them acquire the property, I will use, you know, some of our team to do the renovation, as well. And then we, you know, find the buyers even on the back end. And so I did that early in my 20s. And then it just kind of evolved, you know, once I got licensed, I went straight into, you know, listen to selling the properties for the banks to reo, the foreclosures, you know, being keen on value and number being a numbers guy. You know, I'm very unemotional as it relates to the investment is very analytical, more about the numbers, and a lot of the investors, you know, those, you know, they're just, they're the same way. So if we speak the same language, and yeah, we just talked

about those numbers added up and making sense is that right? Absolutely. Right. So So let me set tell you guys, a couple weeks ago, I did a show called you know, don't sit on your equity. I think that our markets are very similar, Atlanta and Vegas. A lot of the people that have purchased even just three, four years ago, are sitting on, in many cases $200,000, you know, in equity, you know, maybe 150, whatever. So those people that heard that show and say, You know what, I wanted to invest in Vegas, but we have very, very, very low inventory. So this is an opportunity to that they could reach out and say hey, Blau, or Karen, I'm, you know, I'm able to cash out 300,000 in equity, and maybe reach out to you guys and invest elsewhere. It doesn't actually have to be here in Las Vegas, and you guys can basically guide them through those waters all the way and make it seamless, even with the property management group able to run that property for them even while they're living here in Vegas, right?

Oh, yeah, absolutely. Absolutely. And Atlanta's is not as affordable as it was about 10 years ago, just a cheap, but it's still in comparison to a lot of areas across the country specifically on the West Coast. You get a lot more house, you know, for the money so it's a lower price point to enter into investors. So to your point, absolutely. You can invest in other areas, you know, in specifically in South and Atlanta, and then you know, build up your you know, kind of portfolio or your money and then start invest elsewhere. Right.

Although people are offering you training, you know, you have to be taught how to drive the car. And that's what you guys and our team provides. Sure we have the training, but we're not only going to give you all this training, we're going to teach you how to drive that car. Okay, because we all know, we can pass that driving test. I know my daughter passed it, but she couldn't drive a lick. Right? So that's the thing, that's the thing with real estate, you guys, you need somebody that's going to take your hand, take your hand and say, Hey, this is how you do it, it's gonna tell you make you do it. You know, because that's the best way to learn, right? Is when you actually do it. Right? What do you have to say about our company below?

You know, just to that point, we just have so many different layers, you know, of support, and even accountability. I know you're now working on some of that accountability, we gotta, you got to double up a little bit. That's why you bring that I'm gonna do better. Absolutely. But it's but it's so many layers. So it's not just you and I like say you have can you have so many other people on on the team. And it's pretty much we've come together, it's pretty much power brokers. And I'd like to compare ourselves to like The Avengers, you know, pretty much coming together, everyone has their certain specialty, you know, whether we talked about land development, investing, you know, branding, you know, marketing, you talking about property management, you know, we even have trainings on how to invest in real estate, or how to build business credit, like all these different things, that you're just not getting from a typical kind of shop or team that makes us you know, kind of unique, then the different ways that we create the beta make some have different income script stream, yes, not just you know, based off your personal productivity, but also, you know, we have, you know, revenue share models we have becoming a mentor, you know, to mentor others. As you mentioned, growing the team, and then other components, you know, to make income that way and this is just a plethora of, you know, opportunity experience and training.

Well for me, um, you know, I'm not getting any younger. I don't know if y'all notice but I'm not getting any younger now. I got plenty makeup, but you know. Thank you. But my whole thing is listen, I love what I do absolutely love what I do. But I do want to get to a point where I can kind of take a step back, you know what I mean? And traditional brokerages. It's, it's kind of hard to do that because basically, I love my clients but as soon as I sell their house on fire, I gotta find another job. Right? So and that's the case with most of us realtors. So my listeners right now we're kind of doing a real a real estate thing for the for the listeners that may have some kids that are thinking about getting into real estate because this is a great opportunity for any not kids. But first time Realtors I should say not kids. Okay, first time realtors, a lot of you guys out there are thinking about getting your real estate license. Well guess what this company is hands down the best in my opinion company that you should come on to because it's going to give you more than enough training. And it's going to show you how to achieve your goals in real estate period. Okay, I have done the legwork I've done. I've been to many different brokerages, and I never ever have gotten the training and the support. And the you know, the you know what I've never gotten, I have never went to a brokerage where the top agent was willing to show me, you know, their systems and how they became the top agent and how they're able to serve their clients was with such seamlessness. While I'm getting that here, I never got that anywhere else. So that is major, especially for not just a new agent, a new realtor, but any realtor, we all want to be the best that we can be for our clients. We all want to be able to, you know, give them the best that we have. But if you're not willing to share with me, if you're not willing to reach back and lift me up, you know, how am I to do better, you know, it's going to be a struggle. So anyway, so there's that. And then like I said, I'm not getting any younger, the different streams of revenue, that I can, you know, get through this brokerage. There is no other brokerage that I know that's offering that, okay, I train people out of the kindness of my heart, because I love other realtors and I want to see them succeed. Now, I don't make anything on that. But with this brokerage, they say, Hey, you can train the people and we'll we'll give you some you know, we'll we'll compensate you. I've never had a brokerage tell me that. So you guys want to elaborate?

So I'm going to tell you that was one of the most exciting things about the company that we're working with is the opportunity, you know, to rebuild, because many of us who were around during the foreclosure crisis, we lost a lot of our personal wealth during that crisis. And so to rebuild was really important. But to have a company that understood that and offer us equity share, which is actually we are literally owners of the company. Yeah, because we earn stock shares of our company I love in the stocks have taken off, like just soared out of the roof, since we've come on. But we also get revenue share, we also earn when we help others and we coach and mentor others. So just the equity share in the revenue share alone is a platform we have a lot of people in our company, that they're making six figures a month. This is true. I've they've shown you know, they showed me it's nice, absolutely true. They

showed me they and I love that they had no problem showing me this is real. Here you go take a look. And I love that because it's the real deal. It almost seems too good to be true. You know, and I'm not gonna lie, I put it off for a long time. Because I, it's too good to be true, this can't be true. And then I found out that when I sold my revenue share, I made what I made much less, let's just say that I sold it at $12 a share, and then went up to $180. And I've got you but that's okay, because now I'm gonna build it back up. You know what I mean? So I'm so excited about the revenue share as well. I love being a part of the Mikey site. I'm a part owner in the company, you know, and what do you have to say about that as well below?

What would you say to them to try to get them into, you know, explain to them why this would benefit them. When they're saying hey, I'm killing it. You know, I'm killing it over here. I've got you know, a whole team of, I don't know, 12 people and we're killing it. We're, we're closing hundreds of deals. Why would I want to come over? I mean,

a lot of times they're killing it because they are killing it, but you remove them out of the equation. And now the business is going to fall when you can empower a team and have layers deep kind of the way that you We're set up as a brokerage, now, you have a way of steel killing it, you know, but by doing a little bit less work by engaging all the technology and tools that we have at our fingertips and disposal, or even the systems and processes that we have, and is this, you know, setting you up to retire. So a lot of, you know, agents, as you mentioned, you do that deal, you sit at home, and you got to start over again, versus creating a model that's, you know, creating residual income, like Karen just mentioned, six figures a month, you know, some of the people on the team are doing, and even rare cases, but think at the top, you have some people doing almost seven, yes, you know, and so, you know, we just talked about retirement, you know, that piece alone, you're gonna be able to retire, you know, other than investing in you know, real estate and have that, you know, coming in, but just with your real estate brokerage business, and keeping that going, you know, you're kind of some of the backs of others that you've kind of helped train and kind of get you going into the right because

all of us realtors, we think the our mindset is, we're going to buy a bunch of properties, and we're going to build our portfolio. And that's how we're going to retire. Does that work out. And

one of the organizations that I'm currently depressed Isn't of local in Atlanta is to empower Board of Realtors Yes, oldest minority real estate trade association in Georgia and also the country as well, because it was founded in 1939 that actually predates that national organization that were part of the National Association real estate brokers that was founded in 1947. Wow. And we all about democracy and housing, equal access to opportunity for individuals within the community, as well as our practitioners, which includes real estate agents, developers, builders, property managers, attorneys, anybody that touches a real estate transaction, home inspectors, insurance, you name it. And so we we do a lot in the community. We have civic and faith based initiatives where we go into the organizations, churches, mosques, and put on homeownership events, community wealth building days, a lot of the classes that will qualify person for the downpayment assistance and things that I'm sure your listeners are very familiar. And we're even coming back to Las Vegas to partner with you money to host some of those events as well. Yeah,

yes. And so we have classes that are even directed to the small business owner, they are, you know, many times forgotten in our communities, and they need our help to stay healthy. A part of community development is community development has three tiers to it. One is the property itself. But one of the most important tiers is the people. And so financial education, targets them, teaches them how to have manage their credit, manage their money. But that third part is actually the businesses in that in that community, that make it a strong community, and many times they need access to capital, you have to teach them how to build their, their business credit, teach them how to get access to lines of credit to remain strong, because without strong businesses, we don't have strong communities.

And that's very true. And, you know, it's, you know, it's funny that you said the business credit thing, because, you know, I had a friend of mine, that's a small business owner, she had absolutely no idea that that business credit existed. Wow. Right. And she's been running her business for quite, like quite a few years using her own personal capital using her own personal capital. So if Yeah, if you're my listener out there and you have a business, listen, we're here to help. We're here to help, you know, mom and pop shops, I'm all about supporting them. So we are here to help and like you heard Karen and Bilbao, they're coming back out to Vegas.
