No. Three years I've been on the show, and I've never heard that was a great idea. You know, I don't mind y'all getting in my business. You know, I'm completely transparent. Yeah, no, I had nothing. I'm like an open book. So I'm gonna let Brittany go ahead and interview me. But before we do that, actually, we want to pay tribute. And I say we because me and Britney were blessed with a pleasure of going over to take a listing. And it was for one of the listeners and she was amazing. Angel Miss Angel shots out to you, honey. She told me, Monique, I live in Los Angeles. But I tune into your show every Saturday morning at 8am and that just warmed my heart y'all. I'm telling you I just made me feel, you know, just just blessed that God has opened you know this door for me. But yeah, so she lives in Los Angeles. And she listened to the show. And she called me to come take a listing for her mother. So mean Oh, my colleague, Brittany, me and her went over to view the listing. But while we were there, the most beautiful thing happened we found out that her mother is is an icon here in the Las Vegas Valley. I mean, I could almost hardly even focus on the listing. That woman when you open the door to her beautiful home, you've seen this huge picture of her. All this history shines through. Oh my goodness. It was a gorgeous picture of this wonderful lady. Her name was Carrie Adams Poland. She was the captain, the first captain of the Moulin Rouge showgirls. And they were the first black chorus line here in the Las Vegas Valley.

So here's the thing. Black Americans were not allowed on the strip unless they were working. They had a curfew to be off the strip at a certain time. Hey, this was this is the history. Yeah. They lived on what was called they lived on the west side what we call the west side now, which is basically like Lake Mead and Martin Luther King area. That's the historically black West Side. They were not given wood to build homes, although they were working on the strip making money. Wow. They were not a lot of wood. So they called it Tent City. They would have cars pulled up to tents in 115 degree we Yes, tent city. That was the west side. So that's the history. But miscarry. Okay, let's get back to miss Carrie. And yeah, She so she was married to Mr. Ray Polaroid for over 30 years. And I'm telling you that I had to get on here me and Brittany said we've got to pay tribute yes to this woman. So let's start out with what was Monique Buchanan's first job. We all know you as a you know, world renowned real tour. But what was the first thing that you did?

I learned a lot. Let me tell you, I was struggling, Honey, thank God for nice people. Because there was so much going on with that job. You know, I only imagine it made me respect people. You know what I mean? So don't you know, these folks are juggling so much. And just be kind of them. Because when you're in the service industry, you know, it takes a special person to prepare me for future jobs.

down here. Sorry, yeah. Okay, so that was your first position. And then obviously, as life went on, you you ventured off into other things. So what then inspired you to get into real estate?

Oh, you know, what's funny, that's that's a whole testimony. So before I even became a realtor, I was purchasing what's called struck off properties. And so I'm from Texas, my listeners know I always tell them you know, I was born in Seattle, Washington home of Kenny G. But I was raised in Texas you know, home a JT so anyways, but yeah, so I was buying struck off properties in Texas because I want to

hold on I'm gonna stop you real quick for the listeners. What is a struck off prep? Okay.

That's a good question. struck off property simply means and so I tell you know, people that asked me about it's funny, I say when Big Mama, you know, when Big Mama goes to be home with Jesus, a lot of the kids have moved out and they've moved to the city. And big momma's house is over there, it's paid off, but it still has taxes that are due. And a lot of times the kids just don't want nothing to do with the home. Well, those taxes build up and then the property becomes struck off. They they take over the home. Okay? Tax Lien, right. And so what they'll do is they'll put that home on the county steps. And if nobody bids on that home and buys it, it then becomes struck off. And what that means is you miss Brittany can come along and say hey, I'm willing to purchase that property. And I'll pay those taxes up whether that be $5,000 $20,000 You can pay off those taxes and that property will become your property. Now the family has in an end every state is different. The family typically has about two years to try to get those taxes caught up even after money back right even after they have taken the property. So they have about two years to try to get that caught up. But if they don't, then you know that's it or if it's past that time already, the list that I have or that I have access to or had access to, I could see when that date was coming up so let me know when that two years so I typically would basically just buy the homes that were already past that date, but that is the one house I did buy it was a there was one house that I bought it was $7,000 it was 1500 square feet three bedroom brick home in Marlin, Texas. My family's from Chilton, Texas, which is falls County, about 20 miles south of Waco. Okay. And so I bought that property and the family was living Living in the property, you know, so I was going to have to evict the family, I didn't feel good about it. Like, I don't know if I can do this, you know, but um, so the family reached out to me and said, we'd like to, you know, go ahead and pay off or something, pay you back what you pay me. And so I did allow them to pay it back. And so I never really kept that property. I went ahead and just let them pay me back when I paid in the taxes and so they kept the property. So But anyways, but yeah, that's called struck off properties.

what I've always loved. Okay, so you were you were buying struck off properties? And then at what point did you say I think I'm going to become a realtor.

So that's, that's funny. So years ago, now we have to back up even further. Back when like, 2002. I was like, 20, why not say that you guys don't know. Nevermind, anyways. And to all my friends were buying homes. I was actually doing cocktails at the Orleans at the time, made great money. And I want to buy a home, okay, my father was willing to cosign for me out over a 800 credit score. And do you know, God kept shutting that door on me, I could not get a home to save my life. I was a single mother. Just me and my my daughter Sanaya. And I really want to provide that, you know, security live here. And so yes, stability for her. Also, I knew about building wealth. My grandparents, they owned a lot of land in Texas, and they own all my uncles own their homes. So I was exposed to that I was very blessed to be exposed to my family members owning homes. Not very many people have that experience, right? Because in the south, honey, you own that home. It's not very, it's not as common to rent. So I did know about that. I knew about building wealth. So anyways, I wanted to own a home. I um, I had a realtor friend. He was actually my girlfriend that worked with me her husband, okay. He hadn't been in real estate that long. But he was not aware of the different programs that I can I could have taken advantage of.

So you weren't able to get approved? Because he just wasn't as educated as he could have been?

Yeah, yeah. He didn't know a lot of the programs. He just he did his best he opened doors. But like I said, I don't think he was had his license that long, right? So he wasn't really familiar with a lot. So anyways, but I use them because he was my friend's husband, of course. But I tell you what we had about 30 offers that we put in and what nothing was accepted. And then you know, later disheartening, it was heartbreaking because my little girl was I learned that lesson. I was taking Sanaya with me every time that she was getting excited. She was getting excited. I was excited. And it was just like, hi, and then a crash. Yeah. And that's how it is, you know, it can be like that when you're buying a home, especially back then there was multiple offers on property, it was a seller's market. Right, right. And he didn't exactly know how to structure that offer to make my offer shine, right? And because just simply, like I said, I don't think he had his license that long. So another thing was after I gave up, right, I found out or heard about the homebuyer programs that I had no idea about. And I don't think that my lender knew anything about them as well. Okay, the deal,

so you never got a home back then you did not own a home, you didn't move forward with purchasing, and then after. So let's say your pre approval has now gone null and void. You now start finding out that there are programs that you could take advantage of and

the reason that was vital for me, and I really wish that I did have a realtor that knew about that was because it had I known about that. I could have had the downpayment paid right through the program. Right. And that would have made my offer would have freedom's dollars stronger. I, you know, and I would have out of 30 offers, I'm sure I would have had a house. Yeah. Because now that freed up that money for me to say, Hey, mister. I'm a strong buyer. I can also offer you five or $10,000 over list price, right? Because I want this home for me and my daughter, right?

experience kind of, I mean, it probably ended up being a good one, in hindsight, because it aided you in, I want to become a realtor that can provide these educational tools and resources and be that for my community, it absolutely

did it. That's exactly what it did. So that it put that fire in me that you know, like, Okay, I need to take this a step further. And I think that's why I started, you know, looking at real estate more and that's what got me into the struck off properties. I started dipping and dabbling in that. I did a lot of research. It's not easy to buy those, you have to do a lot of research. I mean, back then when I was buying them, the internet wasn't where it was. Now. I'll just say that. Okay, I had to like you know, pull up plat maps and try to figure out there was a structure on the land, right. I didn't know if there was a house there. So yeah, there was a lot that I had to jump through. But I learned that process really well. And I did start buying the struck off properties, and that just fuel that fire for real estate even more awesome. Yeah. And then, like you said after, after our, you know, yeah, experiencing that. I said, You know what, I think that it's time for me to get serious about it. But my listeners have heard me tell my testimony and bringing, you know, my testimony. I was making great money as a cocktail waitress. And if you don't know, here in Las Vegas, they make really good money. Especially,

I mean, a couple years ago, things were different as well. Yeah, you were making. I was making really good money than they are today. Yeah,

I was making way Yes. We made a lot more money back then than they do today. Right. But let's just say that, you know, yeah, so there's that. And God, kids, he just kept putting it on my heart. Now, mind you, I had been at the Suncoast casino for 13 years. And God was putting it on my heart that I needed to make a move that I need to make a change. And I'm not gonna lie to Bernie, I've told you this. I thought it was the devil. Yeah.

job, right? At what 33 years old or something like that. And the reason being is because those jobs, once you leave those jobs, they're hiring younger women, right? And it's just the truth. So

you're making so much money and, and you're in a service, you're providing a service, you're in the service industry. And so if I walk away from this job, and I can't get it back now, what

now do I do not to mention seniority? 13 years gains you a lot of seniority, you gotta find your way to the top of seniority, you know, which allows you to make that extra money. But so people weren't my friends and colleagues at Suncoast shots out to Suncoast. Casino and food and beverage. The whole No, not the food, not just them. I loved everybody. Honey, I talked to my Porter friends, my made friends, everybody, not beverage. They all know me. But anyways, they were taking bets. They're like, Monique, there's no way you'll be bad. You're gonna quit this job. So anyways, let me just run it down real quick. So God was putting on my heart. I was ignoring him. I ignored his little, you know, boy nudges. Yes, it's not just for like a year, because I was thinking to myself, if I quit this job, I'm too old to get another cocktail job. Or if I do I have to start all the way at the bottom. Right? So I said, This can't be what he has for me, but he kept nudging me. One night, I got off work. I gambled all my tips. Now y'all listen, I'm completely transparent. Yes, I did gamble, again, with all my tips that night. And it just broke me down. I said, Lord, I can't, I can't want to do this. I don't want to do this anyway. I don't want to be in this environment. This is I you know, but he kept giving me this vision of me being with clients. And it didn't make sense to me because I had never held a you know, like a business or professional job like that. I had been doing cocktails since I was 21. Right? So I didn't know where that vision was coming from. But he was playing as data me. So anyways, I called out to him. I said, Lord, I can't do this. He told me he said, I will make you successful in real estate. Trust me, put your faith here. Put your faith in me and trust me, right. And I know that the Lord's were word is not in boy, right? You know, so I said, Okay. All right. This isn't the devil. This is not the devil. I knew it was the Lord at that point. So I called my husband. I said, I'll let you know, Henry. Father, God is telling me that what when you do that I need to go ahead and quit this job. And you know, that's just, you know, shouts out to my beautiful husband. I've got an amazing husband, who has supported me in everything I do. He's so sweet. But that's a big deal. Because I made cash. Not only did I make great money, but it was cash every day, right for our family. But he didn't need to not hesitate. He said, Let's do it. He said, quitting, follow what the Lord has put on your heart. So that Monday I came I walked in and I quit my job. And I have not where you are ever since I have not looked back. I've been so blessed. so blessed. So and he's just getting started.

The agent that I did my very first deal within money. shots out to Sally Miller. You were Yeah, Miss Sally was so sweet to me. Oh my goodness. So my first deal was with a veteran. Okay, veteran client. He bought a home over on Mount Vista. I remember I took them over. They're nervous as all outdoors. But luckily what I did first when I got my license to help my son Don't get comfortable to be around other clients right? I took a lot of rental listings so that would get me comfortable showing homes

In fact, not to get off topic but this you know, my birthday just passed. I went out to the country concert stage coach was three girlfriends. Right? Is besides not being professional. You know, there's folks depending on me, I cannot do that. So anyways, but that's that's the thing is real estate. Real estate is 24/7. you know, yeah, I showed him a couple houses. Now. Don't get me wrong, right. But But I had my mentor, Mr. Deville that helped me walk through the paperwork. Okay, I loved about Mr. DeVille. When he mentored me, he sat me down in his, you know, office chair and made me do the work. He made me sit there and write up his offers that and that was the best trailer and that process. I learned the process hands on. That's how I learned and a lot of people and that's how I train, you know, people that come under me with exp, right? Like, the young lady Shouts out to Jessica Reynolds. She just joined us, she just got an offer accepted for a $600,000 home. And she called me said, Monique, I don't know how to write this offer. Right. So I walked her completely through it. And I'm sending her a template. You know what I mean? That's how you and

that. Thank you. No, you know what, I never forget what God has done for me. He's put people in my path. That did it for me. Right. Mr. Deville was on this scale. He did it for me, right, Miss Alicia Taylor. She did it for me. Right. So we always want to play it forward. I used to meet other agents that weren't even in my brokerage. I used to meet him at McDonald's and while going through and help them yeah, you know, but anyways, we've gotten off topic, right. Let me wrap it up with my first deal. So my first deal I sold it, I you know, Miss Sally, she was so sweet. I was completely transparent with her. And I told her, Hey, this is my first deal. And once I told her that, and I didn't act like I knew everything right? And you know, and tried to be whatever, I was transparent with her. I said, Hey, Sally, this is my first deal. I've got my mentor, I need you to be patient with me a little patient with me. But I've got my mentor, Mr. Bill helping me out right. So please be patient. But she was she totally stepped in and helped me and we close that deal. And that gentleman is still living there to this day.

Okay. So just on the agent side, what advice do you have for new agents out there that are looking to get started? You know, what, what would be maybe a key takeaway for you that you would say, Hey, if you do this, you'll go far in this in

this career? Well, okay, so for new agents, I would just mainly say, be very, very, very careful what brokers you go with that will make or break you. Yeah. Okay. You don't want to go with a brokerage that is going to literally break you and financially because being a realtor is very expensive. And if you're not closing homes, you very well they say 90% of the realtors that get their license drop out. Yeah, because it

is very expensive. And the average agent, like we said, in a prior show closes about four homes a year. So you really need to be with a brokerage that is providing you some type of benefit and value in in some way and not taking all your money.

homes. Yeah, so here's the thing, guys, you guys have heard me say time and time again, please, please there, it makes no sense at all. There is absolutely no reason for you to walk into a new home build by yourself. You're not saving any money by going by yourself. But you know what you are doing? opening yourself up for risk? Yes. Why am I saying that? Let me give you a story on an example. Just had this phone call three days ago, one of my clients, his his brother, he told him to use me. He said, Oh, no, I've got it. Me and my wife. We're just going to do this on our own. We don't need a realtor and you know, drove my client crazy. It's like why right? Call Monique. She's amazing. He said no, we don't want to wait on her. I guess they want to go right away. And they didn't want to have to, I guess wait and see if I could come meet them. So they went in. And they went ahead and put their deposit down for a brand new home. This was way back in, I think October of last year. Because it takes you know, months. Yes. So now they were told that the home will be ready in June. Okay. Now they were given the contract, the contract is over 100 pages. Nobody's reading this entire contract. Okay. But if you have a realtor, your realtor knows what's in that contract. She knows what to look for. He knows what's a little and

Right? It's very different than this also nine months of stuff that can pop up right and happen. Right. So here's one example of what happened they gave the earnest money down. They were all in about 8000. And what happened is the home came available sooner than they were told, well guess what? They they didn't have all the money together. They weren't ready. They weren't ready to move. But guess what was in that contract? If

Now why did they not know that because they did not have a real tour that was going to warm them up that they told me Well we thought the people in the in the you know in there and worked you know they were our realtor I said no, no, no, no, no. They have a realtors license your own representation but they will tell you their sales they do not work for you the lender that you got approved for he works for the lender or for the builder. The lender works in you know in correspondence with the builder, okay. And the person that is selling you the home, they want to make a sale. They're in the office for a reason. There are good people but they work for the builder they do not represent you they will tell you this themselves. You are going in there, unrepresented. And now about to lose your money for absolutely no reason at all
