Okay guys. So real quick, just you know that now, it's Black History Month. But I wanted to, of course, put a little spin and give you some, some black history in regards to real estate. That is why I have none other than Mr. Ben Slayton on the line with us. Now, if you have, if you don't know, Mr. Ben Slayton is the very first black Realtor in all of America. And so he has opened the door for many of us and paved the way even for myself. So for me, and many others, he's a definite icon. And I just want to say thank you so much, and give you a chance to share that amazing story that you shared. At the EXP con, I just blew my mind listening to you share your story about how you became the first black realtor and you even touched on, you know, the time and how much things cost. If you could maybe just share that story with my listeners, Mr. Slayton?

Sure. I, I started in the business in 1964. Now, in 1964, if you were of color, you could not go to the Board of Realtors and ask for a application to become a member. In 1964, things were like the old country club where a member of the country club had to sponsor you to become a member. Okay, and in 1964, we're right in the middle of the Civil Rights Movement. And there were very few, if any, Cartesian real estate brokers who would be willing to sponsor me as a new member. And, you know, for one of the reasons that they would have two things done to them. One they would, if they had done it, they would consider it, their peers would consider them as in the N word lover, or they would be ostracized by their fellow realtors. However, I was, was adopted by a Jewish family. And they taught me everything that I know about real estate in the mortgage business. And they wanted me to become successful. So they found a a person, a white guy that would sponsor me to become a realtor. But in doing so, he charged them $5,000 Now $5,000 in 1964, could purchase a two bedroom, one bath home, about 800 square feet, you could buy those all day long in 1964. But he he sponsored me and you know, that's how I became the first black Realtor in America. The fact of it is that he was ostracized by his fellow realtors, and he was also known as the enlever inward lover. Unfortunately, or Unfortunately for him, he kind of lost his brokerage and he actually came to work for me and we became very good friends. We developed a good relationship. Unfortunately, he's passed away. But really, really good, good guy, he just wanted to do something, right. And he also wanted to make a little money. So. So with that I became, that's how I became the first black realtor. And in doing so, I built the largest independently owned mortgage, real estate company in the, in the San Fernando Valley. And from that, I became the first century 21 franchisee, a broker owner. And in the time that I 1971, I had three real estate operations and about 100 agents. And that's, that was a lot in those days, because that's not what they did during those days. But today, you know, having 100 agencies is nothing.

But I wouldn't say that. That's amazing. But, you know,

after I did that, I mean, after I became the first black realtor, the index, the next thing I had to do was to find an office, right. So in looking for an office, I found one, and I knew the problems I was going to have in trying to rent it. And so I did everything over the phone, handle the entire lease over the phone. And when I went to in person to sign the lease, the gentleman told me that he had changed his mind, he's not going to rent it. And I just point blank asked him, Is it because I'm, I'm black. And he was honest with me. And he said, I'm afraid that if I rent this place to you that I'll lose the rest of my tenants. And I explained to him that, you know, that he had long term leases with them, they weren't going to go anywhere. And that, you know, I was financially able to carry my load and wouldn't have to eat wouldn't have to be cerned about it. So he said, let me talk to my wife, I'll talk you know, and I'll get back to us. The next day, he got back to me, and he said, Okay, we decided that we would lease it to you. So after I did that, and you got into the place, the next thing was to become a member of the local Chamber of Commerce. And in doing so they said, when I went to get the application, they said they had to come out and take a look at my place. And make sure that I had a legitimate business. I had decided, I don't know if you you've never seen an office, real estate office in the 60s. In the 60s, they were just like a shot where you could shoot a shotgun right down the middle of the office and you desperately need side. And that was it. And most of the deaths were metal at that time. So it wasn't a pleasantly looking place. And I wanted to have my office to be a professionally decorated office. So I did that I hired a professional decorator. And they decorated the place. But in the 60s, velvet drapes and white sheer curtains and those that's that's how people decorated in those days. And, and that's what they did to my office. And when when the Chamber of Commerce came over to inspect the place. They said, well, we can't make you a member. And I said, why not? He said, Well, we we can't discuss that with you, but we can't make you a member. So I call my landlord and told him what the problem was. And the next thing I know, he came he said to me, they don't want they don't think that you're going to have a legitimate business. They think you're going to have a house of ill repute the way your office. So he convinced them that, you know I was a legitimate businessman and I was going to you know do what's right. And they that's how I became a member of the it's called a civil servant, the city of Sylmar Sylmar, California, and that's how I became the member of that chamber.

Wow, I know that it's blowing a lot of people's minds because, you know, we've heard these kinds of stories down in the south, you know what I mean? But to hear that you are in California, okay. And, and still going through the exact same things, you know, it's mind blowing.

Well, you know, had I not been in California, I never would have even been able to become a realtor. You know, yeah. California has kind of led the country in the civil rights movement. So unfortunate I was in I was in California, if I was in any other state, I never would have been able to get a

very good point approved. Yeah, very good point. Well, listen, I'm so thankful that you share that story. You're definitely an icon for all of us. And you're definitely a piece of black history, for sure. And I want to thank you personally for opening that door. And I call you the Jackie Robinson of real estate. You know, because you paved the way. I do. I think so. By for all my listeners, something that you know, he's so humble you guys, let me tell you, Mr. Slayton is so humble. He likes me. In fact, he gets on me and says, Don't call me that when he called me, Ben. So Ben is so humble. He's not even mentioning the fact that he is my lender partner. And not just that. He has one of the largest, if not the largest black owned mortgage companies. You didn't You didn't even mention that Mr. Slayton or Ben? Yeah,

we there's a company called Legacy home loans. We are the largest black company, black mortgage company in the country. We have offices throughout the United States. We have offices in Missouri, the state of Missouri, South Carolina, North Carolina, Georgia, California, Florida, Alabama. And we're growing, we're opening offices in every city that has 25%, or more African American population. And we are, how we are different is because our focus is to encourage and empower the black community to become homeowners.

That's right. So Mr. Mr. Ban is hiring. Have you heard that? And like I like I like to say you see a need, you're feeling a need. It's not that you're being discriminatory by saying that we'd like to help. It's just that that's, you know, that's who's in a lot of need in that area. So you see any you feel a need, and obviously will not turn around, turn away any of God's children. Isn't that right? So I want to thank you again, I know that you have a lot on your plate. But I just wanted to, you know, get you on here, share your story, it really touched me. I was like, wow, you know, more. So I'm so thankful for the time that I live in now. You know, we still have a long ways to go. But we're going in the right direction, at least that's how I feel. And I pray that our kids are also heading in the right direction. So there was a little bit of black history. I mean, that I just love Ben's story. You know what I mean? I love to hear his story and how he overcame everything. And today owns one of the largest black owned mortgage companies that I do support, which is legacy home loans. So anyways, another little couple little tidbits I want to share with you that I always find that people that aren't even from Las Vegas, you know, that were born here that are probably like my age that don't even know. The west side. We all know about the west side. It's not too far from downtown. It is literally just west of the 15th. That was once upon a time called Tent City. And a lot of people when they when they hear tent city, they think that we're talking about homeless area, but actually we're not so Tent City was where all the black people back in the like 60s had to live, which was the west side. And the reason they called a tent city was the black people that worked here in Las Vegas were working on the Strip. They were only allowed to work as janitors, maids and such. But more than that, they were not allowed to live just anywhere they so pleased. They had to live just west of the 15th, which is what we know we call it the west side or basically it's the historical west side now that's what we know it as. So basically we're talking about like from Bonanza to Cheyenne, and Martin Luther King all the way down. So that was once upon a call, once upon a call, once upon a time called Tent City. Listen, what happened was they would not allow them to purchase what they actually denied. The black families would to build homes back then. And so the actually had to live in tents. So in 120 degrees heat, they had to live in tents, they would be pulling their cars up to tents. A lot of people don't realize that so Vegas has a lot, a lot a lot of history. Okay, let's go ahead and end our black history segment with yet another quote by James Baldwin. Okay, here it is, my daughter did the first one, here's mine. Not everything that his face can be changed, but nothing can be changed until it's faced. That's a good word, guys. All right, well, with that being said, we're going to go ahead and jump into the actual real estate Show. Welcome home with Monique. Hi, I'm Monique Buchanan, the local Las Vegas realtor here. And I'm about to go ahead and talk to you guys about a subject that is unfortunately hitting quite a few people right now, it is called Notice of Defaults. I've been getting quite a few calls about Notice of Defaults coming in the mail. And listen, like I tell a lot of my people that give me a call for advice and help with this, a lot of them decide to go ahead and sell so that they can avoid foreclosure. And I'm going to break down what that means to you if you decide to keep ignoring those letters, what foreclosure means for you, and for your credit, and just for your future. But anyways, if you get that letter, I need to know what data is on there, okay, typically, is going to be three to six months before they actually foreclose on the property. And that's going to, you know, determine or that will be determined on a lot of times how big the bank is, if it's a huge bank, it takes them a little bit longer to get to you. So that's why I say you know, typically about six months, if it's a smaller bank, a lot of times it doesn't take quite as long to get to you. Listen, guys, if you're getting these letters in the mail, it means that you've missed at least three mortgage payments. Okay, let me sell your property. Monique Buchanan 702-984-3700, you will get the top of the market price today, there is very little inventory out there. Okay, so you will definitely secure, you know, a high price for your property because guess what buyers are competing for the limited inventory. All right, and you have it in your hand. So why let the bank take the money that you have made in equity in that property? You can go ahead, pay them back, whatever you know that you owe them, and move on and be able to purchase again, you know, so let's not get that foreclosure on your credit. What does it mean to have a foreclosure if you decide to, you know, continue to ignore the problem, or let your pride stop you from giving me that call? Listen, a foreclosure is one of the worst, worst things you can have on your credit. Okay. It remains on your public record for seven years or more. All right. It's it's horrible. A lot of times a foreclosure score foreclosure scores, they can be anywhere from 250 or 300 points. That's what they take from you. Typically, it'll affect your score for over three years. All right. Now listen, if you are thinking of becoming a police officer or millet, you know, you're in the military or in the CIA or something that requires a security clearance. In almost all cases, if you have a foreclosure, it will be revoked. And the position will be terminated. You guys, this is really serious to have a foreclosure on your credit. All right, so let's avoid it. There's no need for it. Let's go ahead and get that house sold and get you some money and we can even you know what, even if it's, you know, 10 $15,000 Hey, it's better than zero. And the bank taken off with all your money and your house. And now you have a foreclosure on top of that. It's just not necessary, guys. I'm here to help. Monique Buchanan 702984 3700 702-984-3700. And with that being said, I actually have an amazing listing right now. And it's one of my favorite listings because it is an investor's special. Okay, this property is located less than seven minutes from downtown. It's also located around seven minutes from the speedway. Okay, we're EDC goes on. It's also about seven minutes from Nellis Air Force Base. So it's very near the freeway shopping downtown the strip is probably about 10 minutes away. I call it an investor special because you'll never I mean it's it's um it's priced under 200,000. Well under 200,000 is what it's priced for. It has two bedrooms upstairs that both have completed. Bathrooms full bathrooms is what I meant to say. So you've got the full tubs in each room you guys the basically it's like basically having two primary rooms. They're both about about the same size. They're very good size. The property itself is 11 178 square feet. Okay, it's a townhome it does have a sitting area out in the back to designated spots to park and not one you've got to so I mean the where it Where I've got it priced at, it's just a steal. If you want to look it up on my website, you can look it up. The address is 381. Fitzpatrick drive 381. Fitzpatrick drive. That is my listing of the day. It's an ambassador special. Okay. So anyways, listen, if you are not living currently in your dream home, okay? I want to talk to you guys. Because if you're not living in your dream home today, you did buy your home, but it's not your dream home, you know, I always say, you have to buy a house first, to figure out what it is that you're missing. For me, I'm missing parking, you know, I have a very strict HOA that will not allow us to park in the front, I don't care if it's during the day, they will not allow it. So I'm missing a parking, because I've got you know, two cars for myself and my husband has a truck, and he's about to purchase another truck for his business. So we have nowhere to park. So we're actually going to be looking in the market ourselves. But maybe it's a pool that you're missing, you know, maybe I don't know what your reason could be maybe you want your kids to go to a different school. There's so many reasons that you may be thinking about selling your property and moving on. But here's one of the reasons I'm hoping you're thinking about listing that property. And moving on, let me let me name them. Buyers are motivated, and they are literally competing for inventory right now. There has never been a better time to sell your property. Okay. The rates? That's the other thing. The rates are expected to go up three times this year. Okay, the feds are expecting to raise rates three times this year, you guys, what does that mean? Monique? That means if you're sitting on your hands thinking we'll wait, we're just going to wait to list her house. We've been thinking about it, but we're gonna wait. Man, I can't, I cannot stress to you. Enough. I know I'm always on the on the show. You know, talking about buyers, buyers buyers, yes, I do want to make as many people homeowners as I possibly can. But I also want to talk to my sellers. I also want to give you great information, and let you know that I can sell your property at top top dollar right now. Top Dollar, you guys. So take advantage of the low rates, when you go ahead and take that equity out of your property when I sell it. And then you'll be able to take advantage of the low rates and purchase that dream home. Now, let's talk about your interest rates. If you let the interest rate go up on you even just one point that equates to you losing about $40,000 in purchasing power. What do you mean money? What I mean is if you were approved to buy the next beautiful home of yours at 640,000, for instance. And then the rate goes up one point, while you're sitting on your hands waiting. Now you're only approved for 600,000. That's a huge difference when we're looking at properties. Huge difference. You know, we're talking about going from custom maybe to, you know, cookie cutter. So it's a huge difference. So once again, my number if you want to list your property, and let me get it sold for top dollar 702984 30 707 zero to 984 3700. Listen, what like I was talking about the interest rates. Let me just give you a couple of numbers back in January. Last year, the interest rate was sitting at about 2.77. Okay, so a payment on a $500,000 house at that point last year was to $2,051 Okay, $2,051. Now, that same payment is $2,761. Look at the jump you guys. The rate today is around 3.75. So that jump that's what it means when I keep saying the rates are on the rise. You know, they're expected to go up three times this year. So let's pretend that next year, you sit on your hands and you're still sitting thinking oh, it's gonna get better. There's going to be this wonderful crash. No, there's not going to be a crash. I hate to tell you, it's not going to happen. Even if the if the market is what I tell my clients. Even if the market levels out which it's it's a market it will go up and down. It will eventually level out. Here's the thing. I and I tell this to my lady clients, I say it's like when you buy something at Victoria's Secrets on sale with your credit card. You just messed up. You didn't get the sale because you're paying interest now because you use your credit card. So it's the same thing. You're waiting on these prices to come down. But while you're waiting, your interest is going up. It's So you're really not going to save you're going to end up paying more in the long run. So get your dream house now.
