I want to give my condolences to a very good friend of mine, also a fellow agent of mine that unfortunately, succumb to COVID You know, a healthy healthy man 44 years old you guys know underlying conditions. Mr. Patrick? Knutson. Okay, he was an agent with me at Deville Realty Group. Back when we first started, he had just opened up his own brokerage, one of the most amazing men I've ever met just a good man, good heart. And unfortunately, he has passed away. And I'm just, you know, it just, there's no words. So I just want to pray for his family. But I'll tell you what, after that happened, I went out and got my first shot, you guys, I was on the fence, like a lot of us, you know, going back and forth. I didn't know anybody, personally that had passed away from COVID Up until last Monday when Patrick was called home. So just so you know, you guys, uh, got my shot, it didn't hurt. You know, I'm going back on the 21st to get my second one. And I feel really good about it. So just sharing that with you guys. My heart goes out to Patrick. We love you, man. And, you know, like my broker has said before, we loved him, but God loved him more. So Shouts out to Patrick will miss you. Now on a lighter note, I've got a good friend of mine that you know, I've been working with him and his wife for over two years. The Bullock family. Congratulations, we are in escrow, John Bullock and Felicia Bullock, they did the work. I'm so proud of them. You know what they did the work that got themselves into some great credit scores. And we are now in escrow with their dream home. So congratulations to them. I also want to thank them because like many of you guys out there, they refer me, their friends and family. So we want to make sure we have enough lenders on standby right, that can get the job done, and we know them to get the job done. Exactly, exactly. Because they have to pass a test. So if they pass the test, I'll turn them on to the team. Yeah, if they don't pass the test, they don't make the cut. Right? Because although your lender not everyone's good at lending, right? Because as we've mentioned earlier today, there are there's a couple of scramble around 100, you could have a 600 and get a 5%. Down, Right. So with that, that's one and a half towards your closing, as well as a three and a half towards your down payment. Right now, of course you there are some stipulations and you know, extenuating circumstances involved. That's the only grant I know of that's given 5% and it's a wonderful, it's a win. And we've been selling it so much I have so many, my four lenders that I'm using right now are just knocking them out of the park to just slam dunk. Right? You know, it. They, in fact program, one of the program directors is in town today. So, yes, he text me on the way over here, he said, Hey, let's do lunch tomorrow. I'm like, well, let's do that. But this actual grant doesn't even require that you can you just can't own a home at the time. So like if I list your property, I sell it, then we can turn around and use the grant that you know what else is awesome about this grant? Once again, you guys no income limit, and it's nationwide. So if you have family and friends in Florida or Texas or and by the way, real quick, let me stop the show real quick. But but but just so you know, for the record, if you miss with us, we sell them I'm telling I'm getting offers in a week, three days, I'm selling in one and two days, I don't get a chance to put them on the market before the buyers go and see them because they're in house buyers. And we say go take a look. I'm about to list this house. My wife took a buyer by and shout out to mark in Ebony went to look at a home a guy contacted me to sell his home, right and so I'm getting ready to put the listing he signed I said hey, you have a buyer for this price range. And I said to have them go by and take a look. The seller just left they met him the next morning and they say we'll take it I listed into the right back down. So it's about getting it done.

I get 1215 but more credits, but but we're getting calls where their landlords are saying like they're selling that I had a lady 80 years old been in a house for 1011 years and they're selling so we got her approve. So she's purchasing is Jordan called me this week got her approval one of my lenders at that number, and she's approved and we wrote an offer last night. She says, Look, I gotta be out of here she's not trying to she knows is not going to be a dream home, she says, but I've been written this one home for 10 years. And the landlord wrote me a letter he didn't have the decency to call her. He wrote a letter said we're selling the house, you have until October, the end of October to get out. Well,

You know, but like I said, if you're thinking of selling your property, it's a great time, because we just, you know, this is standard for real estate. When it's, you know, after spring and summer, it starts slowing down. So if you are thinking about if you're sitting on your hands for selling, you don't want to do that, because once winter comes, it does slow down quite a bit. That's just typical. My right.

And we've sold it, but the market has been for even in a pandemic, we've sold more homes in the month of June, that was 3300 homes sold in Las Vegas Valley. I mean, you Monique just told you two and a quarter for veteran, if you're a veteran, you need to contact Monique, because it's very important that you understand, get out of the rental before the landlord decides to sell and you have to move

All right, you got you gotta get a paycheck stubs. That's why it's the same pretty much process to go ahead and get approved for a home, you know what you made me remember going back to that now. So at a $300,000 purchase price, right? You're coming out of your pocket with a grant program less than $4,500. We're gonna spend that anyway, on paying another man's mortgage.

And so so I like to say I'm a wealth builder. And so I want to show you how to create wealth through equity, so that you can build it for you because you're already practicing practicing building wealth for someone else. Now let's turn that around. Let me put you in the driver's seat. So now I've been being that you've practiced on what Panem someone's mortgage, you know how to pay that you've been groomed to pay it before the fifth? Well, when you have a mortgage is due, it's not late until after the 15th. So you get that grace, you get that equity, you get that tax benefit. There are so many advantages that are available that I want to put you in the driver's seat, and I'm gonna give you the money. So they also call me the money, man. That's right. So we're gonna give you the money to get that done. Right. So if I could sell your home like I always like to say, if we could sell your home with no money down, would you buy it? I think I would. And I think that I think the average person listening this morning would say, yes, I would.

And why does rate matter? That's what's going to determine what your monthly payment is. So when you guys are on Zillow, and you get all excited because you see this $400,000 house, and it says that your payments only going to be $900. That may that might not be for you. Right, right. Right, you have to take in consideration that's not taking an account for insurance or taxes. And that's assuming you have like an 800 credit score, and you're putting 20% down. So you know, I get a lot of folks that call me say well, I looked on Zillow. And this house says it's only going to be then at once I do the numbers for miss it. Whoa, wait a minute, that's not 900 is actually going to be a $1,600. Right,

which is there. Here's the thing, Monique, a lot of people are paying those numbers for rentals. Oh, yeah. And they may get mad. But wait a minute, they get mad when it's a mortgage payment. Yeah, it's a shocker. Because they think for some reason they should pay less because it purchasing

changed. And then people contact the my office and say, Well, what are the rates? And I said, Well, let me ask you a question. Are you renting right now? And he says yes, I say what did you realize? They said well, wow, I say so if I sold your home at five and a quarter, you're renting at 100% with no ROI, no return on your investment. Versus I'm gonna give you five and a quarter. And you get equity in it. Which sounds better? Oh, the five and a quarter? Oh, by the way, the rates are 2.25. There you go. So now doing away with this with this, this whole, you know, idea? What are the rates, what what's your credit score, because your credit score is going to determine the rate that you will receive. So if you don't do well at paying your creditors, then you're going to get a little higher rate. But it's still not 100% As you are when you're paying rent. So we want to get you out of that rental want to get you and give you the keys. And if we can no money down now if you don't need to no money down. A guy called me he's buying a million dollar home. On the radio. I said well, at that rate. He said no income limit. You don't need down I think he was testing me. I don't know.
