You know, as I know, the topic is credit today. So I, you know, me and Tanisha met three years ago, we met Yes. And we met from a mutual friend who's a realtor in town. And we created this relationship and, and business wise, we started going out and we started doing seminars with our real estate friends and our mortgage friends. And we'd always go on and talk about credit. So it's been a great relationship. And I, I love the relationship that we have Tanisha. So thank you.

also want to put out there that meeting, Mike was more than just a business friendship for me, because I myself had not the knowledge of knowing anything about credit at that time, or how to fix it. I think we've all run into that rut, where you make some bad decisions. And then you get to that point where you get to that mature level, and you're like, Hey, I gotta get my stuff together. So the reason why I was so pulled into this with him is also because I wanted to be able to give back the knowledge he gave me.

I love that. And I think you know, we've helped a lot of people together, and we're still helping people. So I know that you brought up a couple of topics, I think one of the first things with credit we should always talk about is awareness. So you know, the people that are listening today, and if you're looking to buy a home, awareness is key know what's on your credit report. And there's, there's some great sources out there that are free creditkarma.com and experian.com. Both offer free products that give you credit scores, and your credit, sometimes a credit scores are not FICO driven scores, but they but they do have the correct and accurate information that's on your credit. So it's good to know where you're at, yes. Because then we know what we're up against. That is very true. Yeah. So then once, once we know what we're up against, then we can talk about things that we do with if it's a lack of credit, or if it's maybe a collection that doesn't belong to our late payment that's on there incorrectly, or just or someone else's information. So very important. We look at our credit, yeah, and then really monitored, monitored every month and keep an eye on it.

Yes, that is definitely true, very true. So really fast to cover my part, I am a financial advisor. And in there's so many different things and in the vast things that I do in keeping in context with this show, as far as protecting your home, different things that my company that I'm able to do. Number one, and I do like to encourage a lot of my clients to make sure that they look up some type of legal protection service that they have, where they can get a will power of attorney, probate options, because those are things that a lot of us don't think about when we want to purchase a home. But if something was to happen to you, who has right to say what happens to your home, if you don't put it down on paper. So these are something that's one of the little things right there. Another thing that our company is able to do is offer home insurance. We also do home security system, which you know, of course, if you have a home security system that makes your insurance rate to go down. We also do identity protection, making sure that your credit score as you had mentioned, you know, stays on target to make sure you're even with your family. So make sure that no one's attacking your kids credits there, get a hold of their Social Security, where it messes them up. And then there's just a lot of little things that that protection has. And then last but not least, which many people don't think about is life insurance. Life insurance, like when you first purchase a home I know with Michael and I, when we purchased our home, we got a ton of mailers, I says you know get insurance that will pay off your home in case you die. That's called a decreasing term insurance some where you have a set amount that you pay, and you may say of your house is $300,000 worth of coverage. That's how much they give you but as you pay it down to say it's 200,000 Now that you owe for your house, well, your monthly payment that you're paying for that insurance is still the same, but you've have less coverage. So to me, that doesn't make sense. There is like a level insurance that you can get where if you say I'm good Think 300,000 Half a million a million, whatever it is that coverage amount stays there. And what most people don't realize is your home is your largest asset. Tanisha, what would you say is your most valuable asset?

Besides myself? Most definitely would be my home.

Yes, yes. Well, so in I asked this question to a lot of different clients, and most people do say that their home is their most valuable asset. Some people say their kids, I actually had one guy, so his golf clubs. But actually, your first answer was the correct answer. You, you are your most valuable asset, the fact that you are able to generate and create income you are the reason why you have that home, you are the reason why the family has a lifestyle that they have. So protecting you is your most important thing and that you are able to do that with life insurance. I also call that income protection. Because when you die, because we all will one day, so does your income. So anyone that is dependent on that, that is going to be gone, as well. And so there's so many different deaths out there. We just recently had a nice a pillar of the community DJ certified. He passed away in you know, I bring that up because life is so short. It's we don't we're not promised tomorrow. He was my age, he went to school with me, I'm 43 years old, right? And so at 43 to pass away, that you know, that so many of us take, we just you know, we don't look at how precious time is and we keep putting things off. We're natural procrastinators does just by human nature. So I definitely encourage you know, don't put any of this type of stuff off. You want to make sure that you take care of all the necessaries no one wants to talk about this stuff. But when is the right time to talk about it? After it happens? Know, Like, when do you know you have the wrong car insurance? After you get into an accident? When do you know you have the wrong life insurance can speak in exactly the wrong time to figure that out. And that's the wrong time for your family to figure that out as well. All right, so now with Miss Tanisha, in what you have with credit repair or credit improvement, when

I first got into this, a lot of people came with the wrong idea of credit. They had ideas that were very incorrect, didn't know where to start. So I wanted to put out a couple of questions that we get a lot. And I'm going to use you as the guest, Mike, okay, and I'm going to shoot them at you and then you answer him. So can you tell me, what is the highest credit score you can get?

So 850 is the highest credit score, and then

we get this a lot. If you pay a debt, or you settle a debt, can it be removed?

Yes. And I think a lot of people don't know that. So if a debt is on your credit report, some people just think it can, it's can stay there, it can't, it'll just stay there forever. So legally, it can save for seven years. But it also can be negotiated, it can be paid for less, and it can also be removed after it's paid. So it's very, very important to get as we realize what's on our credit, let's be proactive about it. And let's make it better as we make ourselves better.

Exactly. So what do you think about percentage usage, what is the best credit usage percentage to have, you know,

I know the internet says 30% of so you see what people talk about what you may read 30 percents the number, I prefer to be less I keep my cards under 10%, and some even around 1%. So the lower you can keep it you'll actually can get another 789 points. And sometimes that can be the difference between getting, you know tier one rates or tier two rates. So it can be a big difference.

And then another one that we get a lot is sometimes people think that if they haven't used their credit at all, and there's nothing on their credit that they have great credit. That's not really true. That's

an interesting question, trying to think of the right way to respond. So you haven't you may not have any credit. Let's let me ask it this way. Some people don't know what reports on their credit report. So you pay rent every month, or you may and you pay your bills and you're paying your insurance, then you wake up none of these things have reported to your credit report. So you know, items that do report are going to be your auto loans, your credit cards, your mortgage loans, student loans, but usually your utility bills, telephone bills, they're only going to report when you don't pay them up an opposite effect you get from that.

And then lastly, what we get a lot is we have clients that are actually scared to pick up the phone and call us because they're embarrassed of their credit. We have all been there myself included. So you have to start somewhere so you have to get out of your shell. You have to come give us a call. We will sit down with you. We will talk to you about your credit and explain everything to you. And nine times out of 10 the clients that come to us is not even as bad as they think it is

99 out of 100, right? We're gonna, they'll hear this from me every time. It's okay. So whatever's on there, it's okay. There's, there's a plan A, and there's a plan B, there's a way that we're going to attack, whatever it is. And we're going to turn it around and we'll make it we'll turn it into a positive. So that's the idea.

always should be hope, you know, the way I look at look at all the homes out there and every car out there that you see, someone's bed financed. You know, people are living in these homes, there's a way there's a way to get you into a home to get you finance. So don't give up. There's a way and I hear that downpayment assistance. That's phenomenal. There's plenty out there to help people that yes, that's great. If I could just say something about your wills and trusts how important that is. I know you briefly brought that up. I've seen in just the last 18 months, two of my close friends lose parents, and during this time scrambling, because there's no will and trust in the scrambling, obviously, there's someone who's getting ready to pass, but then you realize there's property involved, even though you're the sole heir, without a will or trust that still sits in probate for six months lost plus five to $10,000. I mean, it's very expensive. But as simple Willer trust would have solved that issue. So I mean, that's so important. And again, sometimes we just don't realize it.

I wanted to talk about I want you to talk about protecting your peace. So Now have you ever been into someone's home? Where the feeling that you got in there was peaceful? Like, liking you know, you feel like the want the house feels warm and peaceful? Have you ever gotten Have you ever been in that situation? Absolutely. Have you ever been into a home where there is an uneasiness and uncomfortable feeling? Absolutely. Yes. Okay. So that's what, that's kind of what I want you to touch on. Because a lot of people don't realize that how they are as themselves, don't you know, their person and not their personality, but just what they're feeling in their spirit also transfers out into their home amongst all the other occupants in their home and anyone visiting their home can feel that, can you touch on that a little bit more? Yes,

it's, I look at it like a thermostat. When a person is hot, or you know, because of the temperature outside, then they will put on cool air to air conditioner, and then they will regulate it accordingly. If it is the wintertime and someone is cold, then they will put on the heat. And they will regulated accordingly. Well, when you have maybe five or six people living in one house, and you have some are hot, and some are cold, and some are warm, how do you adjust the thermostat to meet everybody's need?

That's a great question. How do you do that? Well, it starts

with the person who was the head of the house. Okay. So if you look at it in terms of demand being the head of the house, then he along with his wife, they must figure out the temperament temperature wise of everybody that lives in that house. And now you have ceiling fans, you have the there's a grade in every room where the air or the heat comes out up. And so therefore the one that is hot, then you close the vent just a little bit, okay? The one that is a cold, then you open the vent all the way but the temperature the thermostat, it doesn't move, but it has to find nucleolus for everyone in that house and then you just everything on the outside. So now

if somebody is coming to you are somebody that you run across that just within themselves, you know, they're they've, they have different issues and they don't know what to do. How do you help

now that peace, that peace is innate? When we are born we have the innate ability to be good or to be bad. Only because of the sinful nature of this world and of man, is where we get into losing the peace perspective. Have from what it used to be or should be or should have been in the beginning. Peace is freedom from disturbances. Okay? And disturbances come from without, they don't start within. Okay? If we look at it from a spiritual perspective, everything that God made is good. Yes. So he's not the author of confusion. And so therefore there is no misunderstanding of real peace. But every since we've been able to reason among ourselves according eating the fruit, and then we become gods. So now we reasoned, and now we justify the reasoning to best fit what and how we want to feel. And sometimes we compromise that piece. And sometimes we take on more disturbances from other people's

issues. And so how are you able to help someone that's dealing with that?

Well, you go back to them and let them know that don't give your peace away, or somebody has taken your peace. So you have to define the peace by showing them their reality. And their reality is not as I wrote here, the people have a false perception of peace when they mix peace in uncontrolled realities. Okay. Oh, that's

uncontrolled realities are now the disturbances outside of your regular understanding of peace.

So now, most people don't like to seek out a counselor because they feel like if they go to a counselor, if something is wrong with them, how do you overcome that obstacle?

Well, they have to realize there's something wrong with everybody. That's true. I mean, that's first and foremost, we all got issues. Yes, yes. And so how we deal with those issues, the problem with not having a securing that piece, is we look to people who have issues that are like ours, but they have not come to the conclusion of how to deal with or assess, to get over it to get by or to reestablish a piece that they already have. So if you have two people talking, and wisdom is supposed to be present. So if you're talking, you feel exacerbated even more so being in that person's presence, did you just as confused, so you can't go to that person anymore. Because now they are dumping their load on you. And you maybe didn't get anything out of you to dump not on them, but just to free yourself up. And so sometimes we go to people, and they call it porches. And we sit on other people's porches. And we now we talk about the same problem. And we get their viewpoints of the problem. But no one has enough common sense to look at what really is. And what really is, is someone else's reality, making your problem worse, is you have to deal with your own. And how do you deal with your own is really common sense. Whatever is making you upset, disturbing your peace is your problem.

So now someone is having a difficult time even just doing that because it is kind of hard. We have a lot of distractions in our way where we can't even figure out where the foundation is because there's so much stuff piled on top of it. How do they reach out to you to, to figure that out?

Michael Harris 702-812-2576, I think the the conclusion to the matter or to the the your question of thought is, you have to know who you can trust to make you feel better. easing the pressure, the anxiety and the weights away from you. Yes. And that's, that's easy. And, and you have to now I use this word, and it is so true. You have to be able to decipher, right and wrong. Your piece is always in the right. Your piece is never in the wrong. It's never in the wrong. And so you have to assess the situation in its entirety, to see where the truth and where the wrong is. And if there's more wrong, you have no peace. If there's more truth, then you have deliverance. So therefore, you have freedom, which now you have peace, but peace was always there in the beginning. Yes. Sin interred in peace was always there.
