It's a one bedroom, but let me tell you something, $3,000 worth of drywall, honey, it's a two bedroom with two full baths, so you could keep it as a one bedroom with a loft, or you could simply have some drywall put up, and now it's a two bedroom. Okay? So just keep that in mind. It's listed under comp value comps right now in that particular community, which is law five, all right, right, on Las Vegas Boulevard, they're selling for 330 343, 40. Well, guess what? We've got this one listed at 299 you tell me where you can find a high rise on the Las Vegas Strip, minutes away from the Raider stadium, and going to be minutes away from the Oakland, a stadium for under $300,000 if you're interested in that, it is already listed. All right, so our first thing we're going to talk about is Pahrump. I get quite a few calls Hardy, Monique. I'm interested in Pahrump, but I don't know much about it. You know, I see the prices are so much more reasonable out in Pahrump. You know, why did you go to Pahrump? Hardy? First of all, I'm sorry, who are you?

Well, first of all, thank you for having me, Monique. It's a pleasure to be here with you, with you lovely folks today. You two yards, you know. So yeah, you know. My name is John Hardy Bay. I'm a real estate developer and builder. I am also a international on. Entrepreneur, but, yeah, yeah, how, you know, how I got to pump, it's a it's kind of the gift and a curse. You know, how I got there, one of my good friends, Vernon Maxwell, he was there in Pahrump at the time. And I used to come down with my company. We used to do a company retreat every year here in Vegas, you know, at the Oreo, you know, it'd be me and 14 Asians. And so I used to always go visit Max, you know, as my good friend. So I would go up to Pahrump, check him out and whatnot. And, you know, I didn't really understand the market at that time, he was buying up every and, you know, unfortunately, you know, Max passed away. And you know, that's how I got there. So Max was building a four Plex when I went, when I went up there to pay homage to the family and see how I can assist. And it was still, you know, all framed up. It was a skeleton. And, you know, they called it the monster, you know, because he was paying out his pockets, draining them, you know. So I came in and took over that situation, and by being there in Pahrump and delivering and getting that project done, we got probably about $3.5 million for business. Oh, wow. So that's how I got to Pahrump, literally like that. That's how it happened. And I've been there ever since. I've been there now, last three and a half years. You know, I come back and forth from Houston, Texas, so, you know, it's worth that's amazing.

So, you know, there's always going to be roadblocks, pitfalls and things in that nature. You got to, you know, accept them and be ready for them. You know, I normally build them into the plan. So there's a lot of that that goes on, you know, up there, but it's normal. You know, Pahrump is an emerging market. It's growing. Things are changing. So nothing is standard, right? You know, because we're not even incorporated yet. So, you know, it's coming, though, definitely coming. They're

pushing back on it. But it's, there's, I mean, it's, it's inevitable. Hello. And then, like we talked about, they're widening the roads. I always tell my listeners, hey guys, when they start widening roads, when they start fixing up old neighborhoods that they weren't fixing up before, you better read the writing on the wall. Hello, that part right there, because that's the time to mix, make some money and make a great investment. Yes. So we all know that mountain z is pushed way up there, and I know it used to take about an hour to get to prompt, but now it's like 45 minutes. You know, you were on your way to the studio today, and you beat me to the studio, honey. You know, we're so spoiled here in Vegas. You know, when I moved to Austin, Texas, I moved around rock my job was 30 minutes away. I cried about that drive every morning, and they just looked at me like I was crazy. They said, Honey, that's no big deal. Californians. They're like, I drive an hour to work every day. So what is it if I'm gonna save $100,000 and have a better quality of life for my family, but I gotta drive 45 minutes. I mean, I don't know about you, but you telling me about your your product that you built out there. Go ahead and share on that, and then I'm gonna jump in as a realtor and give them insight for sure.

And so, you know, and then we wanted to kind of create something, some, that creates some, I want to say affordability, but I also want to say cost efficient, you know, because, you know, we use that word affordability, you're the bad guy. I mean, we didn't have sports, we didn't have the Raiders, we didn't have WNBA, we didn't have none of this. So it always baffles me, right? I'm like, Well, I'm waiting to I'm waiting for Louis Vuitton to give me that discount. What are we talking about? What do you think makes people think this? I could have got you a 2200 square foot house for 300,000 Yes, now that same house is 540 and you saying you can't afford it anymore, because you can't, because you can't, right? All right, you guys heard my lender. Come on, we have a product right now. If you have a 580 credit score, zero down and you can go ahead and get yourself a home for zero down. You heard me, right? So if you're thinking it to save up about 20% that's big mama talking honey back in her day, but we don't do that. The only time you put 20% down on a house is if you're an investor, that's when you have to do that. Other than that, it's 3% you guys, let's do some quick math, 400,003% that's what? 14 grand you can pull that out to 401. K, come on, not get penalized. Get your home and be out of pocket. Nothing. And, yeah, and we, so we do a Business and Technology Conference in Ghana. And so that's how I got, is the next one. The next one is December. We do it every December, December. You guys, daddy, December, yeah, Ghana, yeah. It's called Fire Ghana to the moon free inspiration for everyone. And it's a business and a technology conference. And we bring folks together. Experts say by 2050 50% of the world will live on the continent of Africa and will have the youngest population age 25 so you know, if you look around you, America's getting old, Japan's getting old, China's getting old, Russia's getting old. That all these silly things. But you know what it is, is a lot of us out here, we just look at what's on TV and we believe it, right? We're sitting here thinking, everywhere we go, we're gonna see starving chill. That's ridiculous. No, when I went over there, that city was so beautiful. The infrastructure was so nice. They had just got their first freeway. Now it's so expensive to try to buy something at odd. Dis, oh yes. Addis Ababa, I went with my best friend. She's from Addis, and she had built a home out there, and so we were going to check on the property. And I tell you what, I had the most amazing time. The people were beautiful. I love my Ethiopian habisan people. Okay, they're beautiful people. I had a great time. I have friends today that will not leave this country, and that's so sad to me. They're so they're scared to go somewhere else, honey, you should be scared to walk outside here yellow, because it's honest. Honestly, we have, I think, way more like stuff happening here. But they don't know now. And once they open their minds and get over there and take that leap of faith, then their whole lives change. You don't want to, because you get a chance to see how other people live.

Being it going to Egypt, when I went to Egypt, yes, it was just being there and seeing like, like, the different condos that people built and things, I guess, during the time where it wasn't where the government fell, builders came in and just started building, and then the government came back in place, so they were building in places that they weren't supposed to build in. So people moved in. So you got nice condos that's coming with no windows and or none of that. Wow. But just seeing how, how, like, fresh, like he was talking about young and fresh, and the opportunities haven't been really, you know, like touched on, you know, and actually just developed properly. No, it's just, it opens your eyes and to get you excited. It's like a new, fresh, new front. Come on, fresh.

Do you know how easy it is to get a dual visa over in Ghana? Have you heard anything? Yes,

yes. So so, you know, it's especially in December. So when you come in December, you don't even need a visa. And so now, you know, John Muhammad just got elected, you know, shout out to John Muhammad, just my people. So, you know, so things are changing. Because, you know, Ghana was designed President Kwame, when Ghana got his independence in 58 it was designed because Kwame studied in the US. So it was designed to bring the diaspora back. Yeah, so, so Ghana has always been that the history of the country was set on bringing us home, right? So that's the whole thing. That's why it's called the Black Star, right? He got that from Marcus Garvey. You see what I'm saying. And so Ghana has been stuck on that. So when people say, Oh, the Africans don't like us, well, bro, what are you talking about, bro? They they look up to us. They need us. You see what I'm saying, and so they're looking for us to come so yes, those visa processes are in place. They're there. You can also get a Ghana card. So when you go, if you get a Ghana card, right, and you can get a non residential Ghana card. What is a Ghana card? So a Ghana card is an ID. You see what I'm saying, just like an ID you get in Las Vegas or California, it's a Ghana card. So what I advise people to do if you're gonna go visit Ghana, go go apply for a Ghana card cost you roughly about $150 and when you get that, you never need a visa again, because your Ghana card acts back now is a visa. So that gives you that back and forth to be able to go. And then, you know they say after seven years, if you don't, if you just wait, you can, you can get a residency there, but you got to get a work permit and things like that. And then you can actually get official resident Ghana card, or you can just apply for the passport. You said, I'm saying, if you ain't been paying attention, I think Dr Umar, a lot of folks, was just there getting their citizenship. Stevie Wonder got his citizenship in Ghana. What city would they be flying in? Like, what's a cry? A cry, a cry is a cry, is them, is the is the main city that's where you are flying to, Accra, yeah, that that is the main city in Ghana. And just, even, even just, you know, having, having, you know, Western knowledge, yes, of infrastructure and building and things like that. I don't know how political it is, but I could see being able to go there and actually see what, you know, what I mean, yeah, just having that knowledge alone, yeah, you know, could get you could help them exactly. That's good. I like that. That's really and it's just like, I remember driving from our guy took us from Cairo to Alexandria, and driving through, it's like driving from Vegas to Arizona, like, the landscape look identical, wow. And in the middle, when we got in the middle, it was a whole, like, a whole, like, futuristic business, like, like a futuristic business complex that was there. So it's just like, as an investor, you, you, you see those things. Like, I would have knew that if, if I wouldn't win, I would like you say everything I've seen on TV,

yeah, just TV. And then we just, we always just believe what we see. On TV instead of getting up and going Seeing is believing, yes, exactly, and your line opens. When you travel folks, your line opens. Now I went to Panama, so we had a big convention, a real estate convention down there. I got an opportunity to go down to Panama and talk to the expats down there. They've got some great things going in Panama. Now, if you're 55 and up. They all throughout the whole entire country, they give you a discount, like on just eating out your medical is really good out there. A lot of them really enjoyed it. Now, here's one thing that stood out to me that I liked about the Panamanians. They said we always know when an American is down here, when they move here. So how is that? Well, when we pull our people over, it because we've seen all the stuff that was going on in the states with the police. So we made it to where, when we pull you over, you get out the car and walk up to the cop to get your ticket, to lessen the threat, right? Because we don't want you to feel intimidated. So that was so brilliant. And they said, we know it's an American because they sit in the car, they don't get out and they're waiting for us. But I thought, you know, I love that they took the time, they cared enough to make sure that we feel comfortable over there and know that that threat is not here. We don't play that here, you know what I mean. So I really liked Panama a lot. There's a lot of opportunity there. They just built like a Fendi high rise. There's only three in the whole world getting pricey. Yes, it's getting It's okay. When I went was about three years ago. An average house is 50,000 it's went up, but it's still, it's still, you know, reasonable, and they're very easy about giving you the dual citizenship. So something to keep in mind, if any of you have been listening or and thinking about, you know, relocating out of the country, I am still your resource, and that's why I have Hardy and yards to share with you. Get out there and travel, you know, don't, don't just sit at your house and look at the TV and believe everything you see. Okay? Because it's not true. That's not true.
