But I just thought about it. You know, something happened over the weekend or over the week, beginning of the week. That made me think Wait a minute, I need to share the benefits of my brokerage with my fellow agents out there. So that's what I'm going to do today. I have none other than Mr. Tony. Capillary. Yes, I'm great. Thank you for coming on the show. Thank you for and my right hand gal. She's part of the welcome home team as well with EXP and that's Dawn goalie. You guys have heard her come on before. She's really a loud person. But no. So Tony, I've invited you on because I would like for you to please please, please. Just shares you know why you decided as an icon agent, a mega agent to join exp what were some of those things that made you want to join?

Well, Monique, I you know, I was been in real estate 22 years, just so you guys know, I've had experience at REMAX, which I'm sure everyone knows about right. And Keller Williams and era Realty. Those are great, great company, you know, had a great, great career there. I also worked for some independence, the one thing that I realized at some point was I have no retirement. I have no exit strategy, right? I get to matter what company all those companies I switched. And guess what happened? Nothing changed. Other than, you know, split, maybe a couple grand here, a couple grand there. And so I really started investigating, like, what am I going to do for retirement? And literally 2017 16 Someone came to me and said, Hey, I want to talk to you about real estate got a brokerage, I'd love to share with you, I said look, sat down the company was only 2000 agents. I looked at the model. And I will tell you, I am a little different. I didn't do any investigation, I said you know what, if this works, this is going to be the most amazing thing that's ever hit real estate I joined. And that was a December of 16. I now have 700 agents in my organization that I've helped bring on board throughout the country, some international, and I built up a six figure residual income. And I've also built a portfolio of stocks that I could sell today. And it's a six figure account. I didn't have either of those things at any of those companies I just mentioned to you before, after all those years of working. I literally left each of those brokerages with zero. And now if I were to, I would never leave exp now. Because I have too much to lose, I have a residual stop. But you know, now I know I've got a retirement plan, I've got a nest egg, I've got something that I built for myself. And those are two of the biggest things for me. But there's so much more. So in the meantime, you know, I mentioned bringing on 700 agents, what I really love is that now if all those agents have the ability to enjoy the same benefits, you know, the revenue share and the in the stock, but to help them increase production. I've helped every agent that serious about real estate, I've helped them increase their production through the tools, resources, training, and everything that that exp offers, which I could not do with those other companies. I didn't have the access to that sales company didn't have any course they had training, but not at the level that we have. Right. And so I've leveraged that. And one thing I've heard we bring on a lot of brokerages, big team leaders, top producers, and they say exp is the best brokerage to scale your business, whether it's individually, or it's to build a large team either way. have a really big brokerage or broker out here. I just love them Aaron Taylor, he's very well known in the valley. Great guy and he's also a real estate broker out here. He's had a huge brokerage and he took his entire brokerage over to EXP and like you said one of the benefits of being a broker that doesn't have maybe retire maybe you're wanting to get out of the game, you know, like you said, maybe you're an older broker that you're just ready to like to retire, you're able to still get residual income if you move your brokerage over to exp which no other, no other company I know, offers that. You can also keep your logo, your branding, that's something that exp allows you to do as well. Right, Tony?

Absolutely. And so that's I thought talks a lot of brokers. And that was always their first concern why my brokerage I built this and, you know, just being very honest and transparent. Most of these brokers that I talk to, nobody knows them, outside of their, their current clients, like their brand wasn't that big, but I always let them know, Hey, listen, you can keep your brand 100% In your broker by EXP and in today's world, it's actually a smart business as a decision to partner with somebody else to then achieve more see better results, right? It's not it's not a it's not a bad thing. You know, but brokers have this, you know, sometimes it's kind of an ego thing, where it's like, why don't want to lose my name and my brand. I built this. Okay, great. You're not keep it partner and joined forces with another company, take your brand, internationally. I'm leveraging and collaborating with entertainers do it right. They say collaborate to reach a bigger audience. Well, why shouldn't this? Some do the same thing?

Right? I mean, you absolutely. I'm sorry, go ahead. I was gonna say an exp is in 18 countries. So not just America, they're, like you said, leverage that they're in 18 countries? Well,

that's, that's absolutely correct. And it's, it's growing everyday, we're going into Dubai, and I can't remember the list, but we're gonna hit I think three or four more countries this year. The goal is, I believe, you know, 30, or 40 countries in the next few years. So we you now, but not only internationally, but you can expand, so hey, you got a great business and whatever market you're in, you can expand and have business outside of that market. And you don't have the responsibility. You don't have the liability or the expense. You can literally grow that business, wherever you want to grow it. Like I said, I mean, I'm in about 18 to 20 states and in, I think two countries, so you can do that. and scale it with EXP and you know, it's great. So how cool is that to have your real estate business outside of your immediate area? You know, that that really, you know, allows you to leverage Oh, and I want to mention, you said, we get to keep the residual. But here, you know, no one wants to talk about this part, right. But we want to think about passing but you can actually will, this residual income that's run by exp right there. They're supporting, you're gone. And you get the will that to your heirs.

That is amazing. That is just phenomenal. So yeah, so So just for folks that are maybe just like what what does he mean I can I can have businesses all over the country. I'm here in Nevada. Well, can you kind of give them a quick idea of what that means for them? Like how that works?

Yeah, absolutely. It's pretty simple. It's just saying, Hey, listen, you know, you have a friend that's doing business in Florida or Arkansas, I don't care where they are, I say, hey, they're in real estate, you tell them the great benefits of EXP, if they decide to join their Joining course, there's a broker for exp in every state. So they're down in Fort Lauderdale or Miami, perfect. They're down there selling houses, they join exp under the broker there, you now get a check every time they close a deal, right? So now have a business there. You don't have to you don't have to help them. You're not responsible for them the broker, they work for the ESP broker there, but because we're one brokerage, they're able to pay you a referral fee every time they close a transaction. So and you can do that anyone can do it internationally. Agents in Mexico and Canada. Same set works the same way. Yes,

because they're they like you said they're part of EXP, so they're able to get played, right. So here's another little tidbit or thought like it here's the thing if you're ABC Realty, and you've worked 2030 years to get ABC Realty out there and you don't want to give it up like like you said, you don't have to you can be ABC Realty, powered by exp. And now those 40 agents that you have working under, you can now reap the benefits for free that exp offers like the 80 classes a week and training at if there's any designation that you want, you can add a drop of a dime get it because we have those training classes available to you. I don't know another brokerage that offers that much training, you know, a lot of brokerages, they talk about training, but nobody is nowhere near on this on the level of what exp is offering. Would you agree, Tony?

Oh, absolutely agree with that. And that's something as a broker, you're trying to provide value to your agents, right? Every broker wants to provide value. So you keep your agents because agents are all whether you think so or not, they may love you, but they're, they're always going to be open and have somebody tell them about something that might offer them a little bit more. What if you could be in a situation where the company is offering is more than anyone could ever handle? And if not on your back, you can plug them into that system. And here's the thing you mentioned taking take 40 agents, you come over your ABC Realty broker by exp you just got rid of a huge weight off your shoulders and this is what I've heard from many brokers I get to go to sleep at night and have zero liability or worry Because hey, not that those agents are going to do anything wrong. But you know what we're in a very litigious society, people are suing left and right. I mean, I've actually done a part of some, some lawsuits that they kind of went away were totally frivolous, but you know what still gotta pay money to fight it. But when you're a broker, you have to take that on the XB. They take it on. And you now provide again, like I said, all the training, this was a world class training, we are attracting some of the biggest and best agents in the whole country if you know, I mean, Grant cardones wife is an agent with us. He's a big, you know, one of the top sales trainers in the whole world. Absolutely. And he, him and his wife join joined exp, so we have a train in our cloud campus.

And you know what I like to say, Now, Are You Smarter Than Grant Cardone? So obviously, this is a great move. But let me just share this to Tony, like, you talked about having that liability as a broker off of your back, you know, what, another huge thing that will come up there back? Listen, that brick and mortar payment every month, okay? having to pay for those, you know, the paper in the you know, the copier, the assistant at the front desk, all that goes away, that you know, 510 $1,000 a month rent that you're paying for your office, all that goes away along with that liability, right? Money?

Absolutely, you lose a liability. And, you know, it's funny, because the whole office situation, you know, I've been, as I mentioned, company, now, almost six years. And when I first talked on you in office, we have to have an office. Well, the reality is every title person I talked to mortgage company, and brokers, they say my agents never come to the office. And when they do, they don't do work, they come in, they go out there, and it's just a waste of money. So brokers are frustrated to provide in the office, but people aren't using it, and then COVID it. And people realize they could still function without having to go to an actual office. And so the world is really changed. And now you realize you don't have to have that now we have there are offices, right? Not against our rules. It's just

Well, yeah, we do provide the Regis offices all across the world for free for all their exp agents. So like I was telling Jermaine, if you are one of those people that just want to meet in an office setting and Starbucks doesn't do it for you then we then your you have access to Regis which is you know, that's huge. And they're all across what the world right Tony, the

I love Fort Lauderdale, easy flight from me from Michigan and winter, when it's cold, I get down there and I was out for a walk and boom, there's Regis office and like, perfect, I can pop in there, you know, meet, do some calls, use the internet, you know, use use the desk space and all that. All that. Yeah. So. And

I mean, I know I've kept you a little bit longer. And I don't want to keep going on and on. Because I really could I could talk about how exp offers health benefits. You know, I don't know, another brokerage that does that. Stock options, health benefits, you know, they're able to keep their own branding, because you know, we spend a lot of money as agents on our branding. So now they could just put power by EXP and keep all that material that they already have, right? That's correct. Yeah.

You don't have to change your colors, your logo or any of that stuff. And you just have to put powered or brokered by exp somewhere, right? Whatever your legality is in your municipality are for the for the sign, you see follow that your business cards, quite honestly can play the same long as it's got that exp on there somewhere in the corner or wherever you have not lost anything with your identity. But you've tapped into an international world class brokerage, which will be the largest brokerage in the in the world. I mean, we're at the rate we're growing. We're at 86,000 agents, six years ago, when I 2000. And we're not slowing down. You know, we were seeing a lot of brokers are actually calling us. And not just brokers, of course, independent agents, and that, but we're seeing a lot of brokers call us because they're saying, Man, I'm drowning with market shifting, how do I I can't keep these expenses. I can't keep my agents, you know, in provide them the value that they need to succeed. And so how can I partner with you? And so that's what's going and so, you know, it's just, it's a great, great opportunity for, again, not just brokers, but you know, new agents as well. We're seeing brand new work and crush it. Yeah, because they're tapping into amazing talent and training that I believe is world class training.

So because I was gonna say those classes at you know, 80 classes a week up there, they're not trained by just anybody. They're trained by some of the top agents in the country. You know, I'm learning from Mike ferry, I'm learning from Grant Cardone, because I'm an exp agent.

That's brand new agents have a phenomenal we have a mentorship situation where you get mentored by an experienced agent. And you know, our trip basically one thing that people say, Well, why would you be so much different than other brokers as well? Because we have an icon program where our agents that produce a high level typically, you know, six to 6 million in above a year in sales. They achieve icon where they're actually able to get back there cap money back. So our cap is is 16. So you can get that money back, you qualify based on your production in the form of stock. Well, one of the things those agents have to do, they also get that back because they have to do a little training. So all the agents that our company get to benefit by learning from top producers who are in the field right now selling, and that was my pet peeve about real estate, I went to a lot of trainings that other companies right big big name, brands, brokerages, brands, and I was learning to just basic training, but the training was coming from agents who never really sold that much, they were just in the training position, because the trains that top think about it, the top realtors who are performing at a high level, they're not going to stop and train for a couple of dollars an hour. Right? Right. So never get a chance to learn from those people because they're too busy out producing while exp they have to give back. And it's such a small amount of time, they don't mind because they're getting, they're getting all that value back. So it's a win win win all the way around. And that's, I believe what's going to separate us and how we're going to just launch into the future even further with production because we are learning from the best and brightest in the field today.

And it behooves everybody that we all do the best that we can, because we're all stock owners. So it behooves me to share my knowledge with the next agent, because hey, that's gonna make our brand better is going to make our clients happier, and our stock will go up. So we're very different from any other brokerage in the world. Would you agree?

Nate, you named it I mean, are you called it because it's the collaboration. And it's the culture of ownership. The only it's, we're able to we own we own a piece of the company, because when we, we close our first deal each year, we get more stock. And there's many other ways we could earn it. But that creates that culture. And those iKON agents absolutely want to see you succeed, they're hoping you go do 100 million, because guess what, you do 100 million sales on your team, you just bumped up the value of our company.

I am part of EXP brokerage and I didn't feel it fair to keep this wonderful brokerage firm all of you guys out there that I find that there's quite a few real estate agents that listen to this show. I appreciate that. But I also want to be a blessing to them as well. Okay, so the brokers that I'm with has changed my life. It literally has opened so many doors for me. And a young man, I call you young because to me you are he was listening to the show. Okay. But I had nobody to kind of guide me and, and tell me just how things work because it was so much because I was coming from 100% brokerage that was just boutique didn't give me anything. Hey, we're 100% They don't give you much. They didn't give you a CRM in many cases. So I just didn't even know where to begin. It was so much But long story short, I joined under somebody that was not guiding me and that is why is this? It's huge to name? Me Monique Buchanan as your sponsor? No, no, seriously. So Jermaine, tell us what happened. How did you decide as a brand new agent? You're not a brand new agent. He's coming from New Jersey, right? Yes, New Jersey. Right. But you just moved here to Las Vegas. You heard my show. And you're getting your real estate license here in Vegas. I'll let you just take off from there.

Well, yeah. So I've been in real estate for about three years, I started off in New Jersey at a very small brokerage. That brokerage merged with a bigger brokerage. And it was actually the beginning of the pandemic. So there was really no help. There was no guidance there. But I pushed through and did what I could at the time. But fast forward, I moved to Las Vegas, and I was driving in the car. And I was wondering to myself, Where am I going to be here? Where do I fit in here? I don't know anyone, you know, where can I go. And I was in the car and the music was loud. And I was listening to maybe r&b or hip hop or something. And so you know, I need something with no words, I need something that's just something that's going to speak to my soul. So I found the jazz station. And just so happened, you were on. And you were giving all this great information to people that the listeners and and you were you have so many great things to tell. And it was beautiful to me, because I've never seen that before. You know. So I said, you know, when it's time for me to join, I want to align myself with Monique. And that time came and it's, you know, I'm excited. Well,

I am so excited for you. I was so you know, I was just taken aback. I'm like, wait a minute, do I know for me. But I was so thrilled because honestly, you are the reason that I said, You know what I've been thinking about doing shows, for my real estate colleagues out there that are listening. And I just never really did it in that bill. Like how you said that I happen to be on the radio. I don't believe that was by by mistake or by accident. I'm a believer in Jesus Christ. And I feel like he was the one that for me, I feel like he put me in your ear for a purpose. I agree. And that exactly happened to me when I got my license, he put a gentleman by the name of Mr. Deville in my ear, and I've been blessed every sense. So I was exactly the same as driving, I kept hearing this this man talk on the radio, and I knew he was a believer, you know, I could tell that much. And I don't know, I've shared my testimony to my listeners out there before but I jumped on gave him a call, I was just graduating out of real estate school. And God led me to him. the benefit of it. I have the one brokerage which is exp the one cap and the one monthly payment that we have. And so that's, you know, for me, I'm able to just have all my licenses. All in one. Yeah. And

so what that does is when you have agents out here that are maybe law So as in California, they're licensed in Texas, they're licensed in Vegas. Now they have three different brokerages digging into their pockets. So that's what exp has gotten rid of. So when he was, you know, join, and you don't you don't have that 2040 $60,000 You know, you just have the one cap and that cap is the same for everybody across the board. So like I was sharing with you to Jermaine is that when brand new agents come into the business, 90 What is it 90% of them don't make it after one year. And you know why that is? Because they jump into these big brokerages and these big brokerage brokerages I should say. They know that that's the you know, statistic, they know that they're probably not going to make it all the way through that year. So what they do is they know that their family and friends are going to be coming to them, what's the year that they have their license, and guess what now they're going to take almost half of their money for that year. And just you know, FYI, it's not cheap. We're one of the most expensive places to have your real estate license is here in Nevada, we play we pay close to $2,000 a year for our license, whereas California I believe they only pay what $300 A year, if that for their membership. So we're Yeah, we're very expensive. So there's just so many benefits, like Don was saying she's has multi license. So that's another reason a lot of agents will come on over to exp because now, you as a new agent, you still if you want to keep your license in New Jersey, guess what? You're good. You see what I'm saying. So now you have your license in Jersey, you have your license here in Nevada, but you're only paying one cap. And it's not it's very minut compared to most big brokerages. So you know, there, I just love exp because their heart is for their agents. It's not all about the broker making money, it's about pouring back into their agents. And so that's why I joined exp, not just that I like Don said at the education, obviously I have a radio show, I need to be at the top of my game, I need to know every you know, all that I can know, that's going to benefit my listeners, that's going to make me a sharper agent, and be able to assist my listeners in many more ways. It's like a college campus. You'll go into an auditorium you can be learning from, you know, on your couch with the laptop, but you're learning from the top agents in the world. In many cases, you know what I mean? So like you said, Grant Cardone is with exp. So we have some of the top agents that are with us, and we get to learn from them. And this is not like, you know, hey, you get to learn from them, but it's gonna cost you $800. No, it doesn't cost you so that you know what I mean. So that's amazing.
